Subject: SUB201800153 Dunlora Park Subdivision Phase II - Final Plat
The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat
referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(B)8, 4.6.4, 4.19] Setbacks. Depict the rear setbacks for all lots. Currently the building
envelop encroaches the rear setback. The rear setback shall be measured from the alley easement.
2. [Comment] Depict, label, and dimension the temporary grading easement along the frontage of
the lots as depicted on the site plan. Also, provide the following note: "Temporary grading
easement hereby dedicated to the County". Also, provide the variable width landscape easements
fronting lots 38-42, which shall be dedicated to the HOA. (Please coordinate with Scott Collins)
3. [14-303(e)] Provide the following note: "Variable Width Private Alley Easement to Benefit Lots
29-42 ". Also, as depicted on the final site plan, extend the private alley easement to the shared
property line of TMP 61-165C.
4. [Comment] Label which lots are affordable units. (They are lots 32, 33, 34, and 35).
5. [15.3] Revise note #16 as follows: "Bonus level cluster development - no minimum lot size —
required to maintain 25% open space as specified in Sect 2.2.3 and Sec 4.7 of the zoning
ordinance. "
6. [Comment] Easements for stormwater management facilities. Provide a SWM easement over the
facility and the access.
7. [14-317] Instrument evidencing maintenance of certain improvements. Submit the maintenance
agreement ensuring the perpetual maintenance of the stormwater management facility, the open
space areas, the alley, and any other improvements that are to be maintained by the HOA in
perpetuity. County Attorney approval is required prior to final plat approval.
Engineering — John Anderson
1. Certain arcs appear to need to be included in the curve table, and are not; for example: (V4)
L=11.33', L=10.66; (V5) L=17.77', L=0.78', L=5.55; (V6) L=0.81'. Please ensure curve table is
accurate.
2. V4: Provide bearing, distance, and ties for 5' Sanitary Lateral Easements.
3. V6: Show existing SWM Forest and Open Space easement (DB 4967, PG 133), which is not
modified or vacated with this subdivision plat.
4. V5 /V6: Leader lines should delineate edges of "Alley A" Variable width Private Access and Utility
Easement.
5. V3, V5, V6: Provide SWM Facility and Permanent Drainage Easement. Ensure easement width for
proposed underground detention system meets easement width dimension guidelines listed at
Albemarle County Design Standards Manual, p. 15; link:

7. Provide Access Easement between Varick Street and new SWM Facility easement (see comment 5,
above).

1. The road labeled as 'Alley A' on the plans will need to have a private road name. Please contact our
office and we will work with you to find a name that meets the requirements. We recommend that
you submit three names in case some are not suitable.

Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code
is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website
which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of
Section 14-229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all
of the requirements within six (6) months after the date of this letter the application shall be deemed to have
been voluntarily withdrawn by the developer. If you have any questions about these conditions or the submittal
