The following comments are provided as input from the Zoning Division regarding the above
noted application.
Please submit a more detailed parking study to address how the site will still have
sufficient parking with the additional use and a reduction of the existing number of
spaces. Please include more weeks of study to confirm the peak parking demand shown
on the preliminary study. The study shall be sufficient evidence to support a reduction,
but only with additional data to confirm the numbers.
A parking waiver is currently in the works, but requires more information to confirm that
there will be sufficient parking on the site.
2. The Application Plan submitted with ZMA201800008 should be updated to reflect the
changes made with this project proposal. There is no need to include things such as
parking, or heavy detail in an application plan; site details are aspects that can be
worked out in the site planning stage. Proffer 3, however, mentions a buffer that needs
to be reflected and maintained on said application plan and future site plans.
3. The updated proffers will allow for the building to meet the square footage requirement
set forth in proffer 1. Proffer 4 also requires the continued maintenance of the buffer
established in proffer 3. There are no other issues with the remaining proffers when it
comes to this proposed use.
