Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-203(B)(1)(a)] Fees. This plat includes a two lot subdivision, and therefore must be processed as a subdivision and not just at boundary line adjustment. The fee for a two lot subdivision is $581, and the fee already paid was $215. Therefore, the remainder of the fee must be paid, and the submittal type changed to a two lot subdivision, prior to approval of this plat. 2. [ZMA2004-004] Include the note on affordable units provided on the approved subdivision plat (SUB201732 - note #15) on this subdivision plat. 3. [14-302(A)5 & 14-303(L)] Public easements; Public utility, drainage and sight distance easements. It appears that the water meter easement in front of Lot 135 is no longer needed and should be abandoned. Revise the plat unless this easement is to remain. It was not shown on the last two submissions of LOR #3. 4. [14-302(B)8] Yards. Revise the building setback notes on the coversheet to address the following: a) Revise the setback note for Lots 103 & 140 to only be for Lot 103. b) Include "(From Alley)" after the "Rear-18"' in the setback note for Lot 103. c) Add a setback note specifically for Lot 140. Its setbacks should be those specified for Lot 103 on the approved plat, which were "Front-5, Side-18' (From Alley), Rear-5"'. d) Revise the setback for Lots 133-139 to specify "(From Alley)" after "Rear-10"'. e) Please note that revisions specified above will impact sheet SP5A on LOR #3 for SDP2013-25. Both 103 & 140 will need to be listed in the "Block Build -To -Line Chart" and in Notes: #4 on the far left of the SDP sheet SP5A. 5. [14-302(B)l] General information. Revise sheet 2 to specify the correct scale of that sheet. Although specified as 1" = 20' it appears to be 1" = 30'. 6. [14- 303(S)] Control points. Provide at least four (4) control points, evenly distributed across the property and located at survey property corners, and shown on each sheet depicting the property. At the option of the subdivider, the control points may be shown on a copy of the final plat, rather than on the original final plat.
