[14-302(A)(6)] Shared driveways. Label the shared driveway for the four units on TMP 47-11 off of Rivanna Farm (if this is in fact a shared driveway). 2. [14-302(A)(16)] Dam break inundation zones. According to the County's GIS, TMP 47-11 and TMP 47-11 G2 are only affected by a Federal Dam Break Inundation Zone, not a State Dam Break Inundation Zone. Please revise the labels on the plat (both the key and the notes) to reflect that it is Federal only. Virginia Outdoors Foundation This plat was sent to the Virginia Outdoors Foundation (VOF) for their review, as parcels TMP 47-11 and TMP 47-11G2 are under a conservation easement held by the VOF. The VOF found the BLA to be acceptable under their requirements. See note below for their feedback. 1. Thank you for the opportunity to provide comments on the submitted boundary line adjustment (BLA) plat SUB201800161 for T.M. 47-11 and T.M. 74-11G2. These tax map parcels are both part of Rivanna Farm, which has been held in open -space easement by VOF since 1996 (Albemarle County Deed Book 1584 Page 553). The following specific language from the deed of easement (DOE) applies: Paragrgph 3, Page 3: 3. "The Property may be divided into no more than three (3) divisions to make four (4) parcels, with each such parcel to contain twenty-one (21) or more acres. Except for such reserved right, subdivision of the Property in any manner is prohibited." Rivanna Farm is currently divided into three properties: T.M. 47-11, T.M. 47-11G2, and T.M. 47-11G3. The proposed BLA revises T.M. 47-11 and T.M. 47-11G2 to have 42.64 acres and 298.83 acres respectively. As both parcels will contain more than 21 acres, the internal BLA as proposed is acceptable under the terms of the DOE.
