Mr. Justin Lee:
In response to your request for a Letter of Zoning Compliance for the above referenced
Properties, please be advised of the following:
• The Properties are zoned C-1 Commercial. The permitted uses of the Properties are
outlined in Section 22 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Properties are subject to the Airport Impact Area (AIA) and the
Entrance Corridor (EC) Overlay Districts as described in Section 30 of the Zoning
Ordinance.
• Parcel IDs 04500-00-00-10000, 04500-00-00-10100, and 04500-00-00-101 BO are
subject to Site Plan SDP200900024, approved on January 26, 2010. Our records show
that no building permits have been approved or are pending, therefore, this Site Plan is
valid until July 1, 2020 as per the Virginia State Code (15.2-2209.1).
• The Properties as they exist appear to be in compliance with the Zoning Ordinance and
have no existing or pending zoning violations.
• A Special Use Permit (SP200300084) was approved on November 24, 2004, with
conditions, to allow a car dealership use on Parcels 04500-00-00-10000, 04500-00-00-
10100, and 04500-00-00-101 BO. Special Use Permits do not expire and run with the
land.
• The Properties are not subject to any known proffers, special exceptions, or variances
and none are pending.
