Commissioner October 3, 2018 County of Albemarle Department of Community Development 401 McIntire Road Charlottesville, VA 22902 Attn: Tim Padalino Re: Eco Village Charlottesville — Initial Site Plan SDP-2018-00056 Review #1 Dear Mr. Padalino: The Department of Transportation, Charlottesville Residency Transportation and Land Use Section, has reviewed the above referenced plan as submitted by Shimp Engineering, dated 16 July 2018, and offers the following comments: I. Show route number, street name, ADT, ROW width, design and posted speeds, and public/private on plans for each street, existing and proposed. Are the proposed streets intended to be public or private? Based on the proposed layout, this review assumes that proposed streets are to be private. 2. This plan appears to include improvements (left turn lane) to Route 631, yet no details are provided. Provide both left and right turn lane warrant analysis. 3. Provide intersection sight distance lines and profiles. 4. Provide spacing to the nearest intersections and entrances along Route 631. 5. Detailed drainage information is required. How will runoff from the proposed development on to Route 631 be mitigated? 6. Note that the final site plan must show conformance with the VDOT Road Design Manual Appendices B(l) and F, as well as any other applicable standards, regulations or other requirements. A VDOT Land Use Permit will be required prior to any work within the right-of-way.
