Submit the proposed deed for the creation and realignment of the private stormwater drainage easement for review. This deed must be reviewed by the County Attorney's office, approved, a signed & notarized copy submitted to the planning reviewer, and recorded with the easement plat. Rev. 1: Comment not yet addressed. No legal documents have been submitted. Rev. 2: Comment not yet addressed. No deed for the creation and realignment of the private stormwater drainage easement has been submitted. This deed must be reviewed by the County Attorney's office, approved by the County, a signed & notarized copy submitted to the planning reviewer, and recorded with the easement plat. This easement plat will not be approved until it has been reviewed by the County, approved by the County, and a signed and notarized copy of the deed is provided to the county prior to recordation. 2. [14-302 (A)(5) & 14-303 (L)] Public Easements; Public utility, drainage and sight distance easements. There are many utilities, or conduits for future utilities, shown on the site plan but not shown on this plat. Address the following: a) The plat is still under review by the ACSA. The plat will not be approved until ACSA has granted their approval. See the attached ACSA comments. Rev. 1: Comment not fully addressed. See the attached ACSA comments. Please note that there was a 9/27/18 version of this plat submitted by email that showed different water line easements then shown in the 8/27/18 submission. That new version has been forwarded to ACSA for their review. h) Submit proposed deeds for review by the County Attorney's office. Rev. 1: Comment not yet addressed. Address this comment. Recently recorded deeds of easement for landscaping, temporary construction and permanent parallel parking along the road were submitted for the first time with the site plan submission on 9/27/2018. Previously recorded street easement documents were also submitted for review. These documents have been forwarded to the County Attorneys office for review. However, please note as specified in an email on 10/4/18 that maintenance review checklists were not submitted with these documents and the documents were not highlighted in order to specify where the mandatory items in the checklist were included. i) County staff is researching the requirement for a public access easement for the existing asphalt trail. If it is found that the public access easement is required it should be added to this easement plat or another easement plat should be submitted for review. Rev. 1: Comment revised. Since the existing trail along Rolkin Road is outside of the existing 50' access easement, it is suggested that an access easement either be added to the existing trail along Rolkin Road or the existing access easement be expanded to include the trail in order to give the same access rights for the trial that exist along the sidewalks along Hansen Road. Rev. 2: Comment addressed. PLEASE NOTE: On 9127/18 an updated version of this plat was submitted by email that no longer showed pedestrian access easements that was shown in the 8/27/18 submission. As discussed with the applicant, in a meeting on 9/21/18, this easement is not required with this site plan and therefore this comment is sufficiently addressed. 4. [PLEASE NOTEI As stated in comments 2 e) & f) in the last set of comments, because the conduits for the future gas line, cable, and phone locations are shown on the final site plan notes will be required on the final site plan stating that there will be a "future gas line easement" and a "future cable and phone line easement" as well as specifying their widths.
