Subject: SUB201800173- Albert/Parker TMP 42-48 and 42-50- Boundary Line
Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the
Boundary Line Adjustment referenced above once the following comments have been
addressed: [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)(3)] Existing or platted streets. Include the Right of Way measurement
for SR 614. May be an exact measurement or "variable ROW".
2. [14-302(A)(9)] Building sites on proposed lots. TMP 42-48 and TMP 42-50 do
not currently have building sites, however revised TMP 42-50 will have a
building site. Change the note to read: "Revised Tax Map Parcel 42-50 contains a
building site that complies with Section 4.2.1 of the Albemarle County Zoning
Ordinance."
3. [14-302(A)(10)] Right of further division of proposed lots. Include a note to
indicate how many Development Rights each existing parcel (TMP 42-48 and
TMP 42-50) contains, as well as how many Development Rights revised TMP 42-
50 will have. Also include a note that TMP 42-50 may not be further divided, as it
is less than four acres. See this section of the ordinance and checklist for more
exact language.
4. [14-302(A)(16)] Dam break inundation zones. Include a note on the plat to
indicate that TMP 42-50 is in a State Dam Break Inundation Zone.
5. Comment: Remove the note that indicates that TMP 42-48 and TMP 42-50 are
not within entrance corridor and airport impact overlays; it is not necessary.
6. Comment: Revise note to indicate that public water and/or sewer will not be
available to this property.
7. Comment: Indicate how many feet away from a reference point on TMP 42-50
(North of SR 614) that the portion of TMP 42-50 (South of SR 614) is. Based on
the County's GIS, it appears that the upper NE corner of TMP 42-50 (S of SR
614) is slightly SW of the lower SW corner of TMP 42-50A. Please indicate if the
GIS records are deemed to be incorrect or if the submitted Plat is showing TMP
42-50 (S of SR 614) for reference and not in its exact location. The GIS map is
shown below for reference.
