Subject: SUB201800174- Horseshoe Farm- Boundary Line Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the Boundary
Line Adjustment referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances
unless otherwise specified.]
1. [14-302(A)(3)] Existing or platted streets. Include the Right of Way measurement for SR
829. This may be an exact measurement or a note that reads "variable ROW".
2. [14-302(A)(4/5)] Easements. Include the deed book and page number for the 30'
prescriptive easement shown around SR 829.
3. [14-302(A)(10)] Development rights. Include a note to indicate how many development
rights are assigned to TMP 29-63B and TMP 29-63D. Indicate if there are any
restrictions (e.g. when divided these rights shall not comprise more than [number] acres).
Indicate whether or not each TMP may be further divided. Reference this section of the
Zoning Ordinance and the BLA checklist for more detailed language.
4. [14-302(A)(16)] Dam break inundation zones. Show the State Dam Break Inundation
Zone limits on the Plat on Sheet 2, as it affects both TMP 29-63B and TMP 29-63D.
Include a note on Sheet 1 that both TMP's are in a State Dam Break Inundation Zone.
This is shown as a layer on the County GIS website.
5. [14-302(B)(7)] Agricultural forestal district. This plat was reviewed by Scott Clark
(Senior Planner) to ensure that A/F District compliance was met. The majority of TMP
29-63D is in the Moorman's River A/F District. Include the following note on Sheet 1:
"Parcel 29-63D, excluding Parcel A and Parcel X, is included in the Moorman's River
Agricultural/Forestal District." The addition of Parcel Y, which is not in the A/F District,
to 29-63D is not affected by the A/F District regulations. That area will not be included in
the A/F District unless the owners of TMP 29-63D apply to add it to the District.
6. [14-302(B)(10)] Stream buffers. Show the location of the stream buffer (WPO) on Sheet
2 on the plat. As with the State Dam Break Inundation Zone, it overlaps with the Flood
Hazard Overlay (Flood Plain).
7. Comment: Remove the note indicating TMP 29-63B and TMP 29-63D are not in
entrance corridor and airport impact overlays; it is not necessary.
