including 101, 109, 121, 129, 137, 141, 145, 149, 153, and 163 Community Street, and 175,
179, 183, 189, 201, 205, 209, 213, 217, 225, 229, 237, 241, 245, 249, 257, 269, 300, and 304
Connor Drive.
Ms. Foreman:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned PD-MC, Planned Development Mixed Commercial per ZMA2001-
00019 with proffers. The Property is the also subject to ZMA2006-00007 with amended
proffers.
• The Property is subject to a Special Use Permit for a veterinary office and hospital per
SP2005-00005. The Property is in compliance with the conditions of the approved use.
• The adjacent properties to the North, East, and South are also zoned PDMC and the
property to the West is zoned NMD, Neighborhood Model District.
• The permitted uses of the Property are provided in Section 25A of Chapter 18 of the
Albemarle County Code ("Zoning Ordinance"). The property is located in the Entrance
Corridor Overlay District (EC) and Airport Impact Area (AIA), and the Steep Slopes
Overlay Districts as described in Section 30 of the Zoning Ordinance. The uses on the
Property comply with the approved zoning.
• The Property is subject to various Site Plans, with the most recent plan being SDP2006-
00025 Hollymead Town Center (Area B) Minor Amendment. The Property was built in
accordance with the approved site plans.
• With the approval of the noted site development plans and the subsequent building
permits and zoning clearances the Property has been determined to meet all applicable
zoning requirements.
• In the event of casualty, in whole or in part, the structures located on the Property may
be rebuilt per the approved site development plans.

• This office has no record of an open violation for the Property.
• Any change of use which require site or building modification or additions are required to
comply with the applicable zoning, subdivision, building and water protection laws in the
future.
• Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(abalbemarle.org once they have been approved or issued.
