The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [General] At the time of resubmittal of the revised plat, please pay the required fee of $355 for
the Tier 2 Groundwater Review. As this proposed subdivision creates lots less than 21 acres in
size, this groundwater review is required.
2. [14-302(A)4.] Please indicate whether the existing 30' right-of-way along the south side of the
property is public or private. Also, please revise the label of the proposed new private access to
state that it is a "private street," rather than a road.
3. [14-302(B)5.] Include in the zoning classification note on the cover sheet that this property is
located within the Entrance Corridor and Scenic Byways overlay districts.
4. [14-302(B)7.] Revise the note about the watershed location. This property is located in the
Moores Creek watershed; however, it is not within a water supply watershed.
5. [14-302(M)] Because the proposed new private street will serve at least three structures — those
on the residue parcel, Parcel A, and Parcel B — a new street name for addressing will likely be
needed. Please contact Andrew Walker, in Albemarle County Geographic Data Services, at
434-296-5832 ext. 3031 for more information.
6. [14-308.1] A Tier 2 Groundwater Review is required for this property as there are parcels less
than 21 acres proposed. Please pay the required fee of $355 at the time of the re -submittal of
the revised plat.
7. [14-309, 14-310, 14-416] The subdivision plat and soil evaluation reports were forwarded to
the Health Director for review. Approval of the soils evaluations by the Health Department is
required prior to approval of the subdivision plat. All comments or approval letters from VDH
will be forwarded to the applicant upon receipt by the agent.
8. [14-400, 14-403] Extend the proposed new private street easement so that it provides a
minimum of 150' of road frontage for both Parcels A and B.
9. [14-412(A)(4)] Please include the following note on the plat: "The existing and/or proposed
right-of-way is of adequate width and horizontal and vertical alignment to accommodate a
travelway passable by ordinary passenger vehicles in all but temporary extreme weather
conditions, together with an area adequate for maintenance of the travelway, as required by
Section 14-412 of the Albemarle County Code."

Because there are three parcels being created by this plat, there will likely be three structures being
served by the proposed private street. As such, a name will potentially have to be selected for this
street for addressing purposes. Please see the attached letter from Elise Kiewra for more information.
Virginia Department of Health — Joshua Kirtley, Joshua.Kirtleykvdh.vir ig nia.gov — Plat and soils
reports have been sent to VDH; comments or approval will be sent to applicant upon receipt by agent.

POTENTIAL ROAD NAME NOTICE
Dear Customer,
This is to notify you should you or anyone off the same shared driveway construct a third addressable
structure in the future, a new private road name will be needed and the existing addresses will be changed
to use the new road name. When a third addressable structure is built off a driveway / private road that
already has two addresses, the driveway will need to have a private road name (regardless of whether it is
required to have road improvements). A majority of the property owners whose property is served by the
driveway/road will be sufficient to choose the official road name. Please contact our office to start this
process early.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section has reviewed the Batten- Family Subdivision Plat, dated August 03, 2018 as submitted
by Residential Surveying Services, and find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434)
422-9399 for information pertaining to this process. If you have further questions, please contact
