Re: Zoning Verification for Tax Map parcel 056A2-01-00-03100
Dear Sir/Madam:
This letter is to request your confirmation of the zoning status and compliance with
applicable zoning ordinances and any related development approvals of a parcel of real property
currently shown on the County of Albemarle Tax Map Parcel 056A2-01-00-03100 (the
"Property"). The Property contains 1.79 acres, and is known by the address 5690 Three Notch'd
Road, currently owned by Tymark Holdings LLC, a Virginia limited liability company.
Please prepare a zoning compliance letter for the Property including the following
information:
1. The zoning classification of the Properly is Downtown Crozet District (DCD), as defined in
the Albemarle County Zoning Ordinance (the "Zoning Ordinance");
2. The location of the Property within the DCD zoning district permits, by right, all of the uses
set out in § 2013.2;
3. Whether there are any zoning actions, such as zoning map amendments and conditional use
permits, and any proffers affecting the Property, and copies of the same;
4. That the current uses, occupancy, operation, and improvements of the property are in full
compliance with all applicable zoning codes, rules, and regulations of said zoning district;
5. That all improvements presently on the parcels (including parking and loading docks)
comply with applicable provisions of the Albemarle County Zoning Ordinance;

6. Whether there are any outstanding zoning violations affecting the Property or any other
conditions which might prevent the construction and operation of the proposed uses; and
7. That you are authorized and empowered to execute the letter on behalf of Albemarle
County.
We ask for your assistance in preparing the requested zoning letters on an expedited basis
and if possible, please email, as well as mail, an executed copy of the letter. Please call me at 434-

Enclosed is a draft letter you may wish to use in response to this request, and also our check
in the amount of $199.00 to cover the fee for the zoning verification letter for the Property.
