Dear Mr. Pohl,
I have reviewed your comments from June 8, 2018, below are the individual responses.
1. Block 19 - Recommend shifting lots toward RT. 250 to remove lots 2, 3 and 4 from
the buffer.
The lot layout for Block 19 has been revised so that Lots 2, 3 and 4 are no
longer in the stream buffer. There are no longer any stream buffer impacts in
this block.
2. Block 25 -Why are impacts needed outside of the limits of the cul-de-sac?What is
planned in these spaces, townhomes? I know we discussed this, but this plan doesn't
provide clear justification for the impacts.
The layout for Block 25 has changed significantly since the last submission.
The cul-de-sac has been replaced with a hammerhead turnaround.The stream
buffer impact is now only associated with one side of the hammerhead.
3. Block 32 - Confirm that the road impact area is hatched correctly and the area (sf) is
correct. Confirm impacts will not occur outside ROW limits.
The areas of stream buffer impact have been verified and updated as
necessary to correspond with the now known limits of disturbance.
4. Block 34- Can the rear lot lines be adjusted to not impact the buffer on lots 7, 8 and
9?
The rear lot lines for Lots 7,8 and 9 in Block 34 have been adjusted so that
they are outside of the stream buffer.

5. Block 32 - Lots 43 to 59 -some of these lots are only 122' +/- deep. Can you offset
the road ROW by 122' so that all of these lots have the same depth,which would
reduce buffer impacts.
The layout for Block 32 has been revised since the last submission.Lots 45-61
and 75-84 have been revised so that they no longer extend into the stream
buffer. The updates to the lots will be reflected any subsequent site/road
plans submissions and on the subdivision plat.
6. Show floodplain limits on all plan sheets.
The floodplain limits have been shown along Slabtown Branch on the plan
sheets for Blocks 19, 24-25 and 32-34.The floodplain limits for Lickinghole
Creek are on the opposite side of Old Trail Drive and do not extend to Upper
Ballard Pond or Block 7.
The stream buffer impacts have changed in Blocks 19, 25, 32 and 34. Some impact areas are
new, some have increased,while others have decreased or been removed totally. Overall,
the impact area has been reduced by 1,573 square feet.
