The Property is Zoned Downtown Crozet District — DCD, as defined in Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). The Property is subject to the Entrance Corridor Overlay District as described in Section 30 of the Zoning Ordinance. 2. The permitted uses of the Property are provided in Section 20B of the Zoning Ordinance. Section 20B.2 bullets A-D outline by right uses in the DCD district and bullets E and F outline uses that are permitted by special use permit. 3. There are no valid special use permits associated with the Property. 4. There are no zoning map amendments or proffers associated with the Property. 5. The Property is subject to site plan "US Joiner" SDP200500021, approved on October 3, 2005 and site plan amendment "US Joiner Minor Amendment" SDP200500107, approved on October 27, 2005. The Property appears to be developed in accord with these site development plans and the parking requirements detailed in the letter of determination dated November 9, 2005 attached below. Copies of these plans may be obtained through a request from our office. 6. The office use ("Current Use") of the Property is a by right use as outlined in Section 20B.2(B) of the Zoning Ordinance. 7. The current uses, occupancy, operation, and improvements of the property are in full compliance with all applicable zoning codes and there are no outstanding zoning violations affecting the Property.
