Subject: SUB201800182- Pollock Family Division- Family Subdivision
The County of Albemarle Planning Division will grant or recommend approval of the Final Plat
referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless
otherwise specified.
1. [14-302(A)(10)] Right of further division of proposed lots. Revise note to read: "Parcel Z
is assigned one development right and may not be further divided. Revised TMP 85-24B
is retaining five development rights and may be further divided. Three development
rights are assigned to the 30.35 acres within TMP 85-24C. Two development rights are
assigned to the 20.85 acres within TMP 85-24B."
2. [14-302(A)(11)] Instrument creating property. Include the deed book and page number
for both TMP 85-24C and TMP 85-24B on the plat.
3. [14-302(B)(8)] Yards. Revise the front yard note to read: "Front (existing public roads):
75'. Front (internal public or private road): 25'."
4. [General] Refer to the new 49.12 -acre parcel as "Revised Parcel TMP 85-2413". In the
acreage tabulation, replace "Total" with "Revised Parcel TMP 85-2413". Include this
change for Notes 5, 7, and 8.
5. [14-303(P)] Notary panels. Add an additional notary panel for the second owner.
6. [14-310] Health Director Approval. Approval from the Health Director is required for
this application. The necessary information has been transmitted to the Health Director
and is under their review.
7. [14-412(A)(4)] Streets serving family subdivisions. Include the following note on the plat:
"The existing and/or proposed right-of-way is of adequate width and horizontal and
vertical alignment to accommodate a travelway passable by ordinary passenger vehicles
in all but temporary extreme weather conditions, together with area adequate for
maintenance of the travelway, as required by section 14-412 of the Albemarle County
Code."
8. [14-412] Family subdivisions; conditions of approval. The documentation provided with
this application has been transmitted to the County Attorney for their review, in
accordance with the applicable sections of Chapter 14.
