Subject: SUB201800176 — "Final Subdivision Plat Creating a Special Lot / Tax Map 78, Parcel 20"
The Planner has completed the review of the above -referenced special lot plat (dated 10/19/2018). This review was
completed using the sections listed under Section 14-207 and 14-208.3 of the Subdivision Ordinance. Staff has provided
references to Chapter 14 (Subdivision Ordinance) and/or Chapter 18 (Zoning Ordinance) of the County Code preceding
each comment. The County Code is kept up-to-date by the County Attorney's office and may be found at
www.albemarle.org/cogpiycode.
Having no objections, and having received a review status of No Objection from all other applicable reviewers, the
Planner hereby grants administrative approval. Please submit notarized signature copies to the Community
Development Department at your convenience, to be signed by the Agent.

[Requirements]:
1. [14.302-(B)-5]: Please revise Note 9 to clearly reference all zoning overlay districts, including: Steep Slopes —
Preserved; Steep Slopes — Managed; and Flood Hazard. Note 9 correctly identifies the base zoning district
(Residential R-15).

2. [14.302-(B)-5]: Please revise Note 9 to include a reference to the "Special Exception to waive and modify the
Height Regulations — Setbacks and Stepbacks in Residential Districts for The Vistas at South Pantops" that was
approved with conditions by the Board of Supervisors on September 5, 2018.

3. [14.302-(B)-8 and 18-4.19]: Please revise Note 10 to specify minimum yard requirements ("Setbacks and
Stepbacks in Residential Districts") for "non-infll" properties/projects. Note 10 incorrectly references the
requirements for "infill" projects/properties.
