traditional detail drawing that specifies height, sizes, material and color.
2. An increase in the number of shrub species was requested so that no single shrub species
exceeds 25% of the total number of shrubs proposed for the site. Abelia, Boxwood, Forsythia, Winter
jasmine, and Viburnum are proposed for a total of 284 shrubs. 25% of that total is 71 shrubs. The 84
Abelia exceed 25% of the total. Please revise the plan so that no single shrub species exceeds 25%
of the total number of shrubs proposed for the site.
3. Clarify on the plan the reason for the two different plant schedules shown on sheet 34 and sheet
35. The plant sizes on Sheet 34 cannot be approved for the ARB.

RE: Cascadia—Blocks 4-7(Hill District)Final Site Plan-SDP2013-00025-Letter of Revision Request Letter
Dear Paty,
Please consider this letter and revised Site Plan Sheets 1,2,SA,9,10,17,25 and 27 as our request for a letter of revision to the
referenced site plan. The changes include the following:
• Removal of the Single Family Detached dwelling on Lot 103 and replacing it with a duplex unit,known as lots 103 and
140. See sheet SP10.
• Lots 133-140 originally were called out as affordable dwelling units.the owner provided a(90)-day period for the
county to identify an eligible purchaser for the affordable units.these 8 ADU's were then reassessed as market based
units.the 8 ADU's were then changed from 8,16'townhouse units to 7,20'townhouse units within the allowable
setback area.the overall ADU count for this block retains the intended 8 county number since we have turned the
SFD lot 103 into lots 103 and lot 140.
• Eliminate one lot out of the 8-plex townhouses on ADU lots 133-140 to create a 7-plex. there is no change In
density. See sheet SP10.
• Applicable ordinance computations updated on sheet 5P2.
• The tot lot In summit park has been revised to be dispersed between(3)different portions of the park as shown on
sheet SP9. there are no changes to the quantity or .type of recreational equipment provided.
• A note has been added to sheet SP10 to Indicate the ADU for-sale offering timeframe requirement of proffer SC for
lots 133-140 has been met.
• Delete one(lot 103)SFD and add two duplex units(lots 103 and 140).
• Install sanitary lateral for lot 140 and connect to manhole CC.
• Install water meter for lot 103.
• Lots 133-140 are included in the ADU count to fulfill proffer 1C.
• Abandon northern dual water meter in front of lot 137 along Glissade Lane.
• Abandon southern sanitary lateral in front of lot 136 along Glissade Lane.Sanitary lateral must be abandoned at the
sewer main. Lateral is to be cut and capped at sanitary main.ACSA shall be present for the capping of the lateral
before concrete is poured for stabilization and backfilled.
• Water meters and sanitary sewer cleanouts for lots 103,133-139 are as-built locations.
• All work is subject to ACSA inspection. Contractor to contact ACSA prior to commencement of work to discuss
method and schedule for construction.
• Proposed street tree between lots 135&136 has been moved south along glissade lane±15'. No utilities are
impacted.
All purchasers of the for-sale affordable units shall be approved by the Albemarle County Housing Office or its designee. The
subsequent owner/builder shall provide the County or its designee a period of(90)days to identify and prequalify for financing
an eligible purchaser for the affordable unit. The ninety(90)-day period shall commence upon written notice from the then-
current owner/builder that the unit(s)will be available for sale. If the County or its designee does not provide a qualified
