I believe the color palette that McDonald's is going with in the new designs call for more muted colors, so I don't believe the color should be an issue. However, the follow-up question is what color the owner desires. The color should be appropriate (i.e., not overly bright). However, it is also worth the owner's time to read the Design Guidelines carefully and continue to ask questions if he or she believes the intended design change may not meet the standards, which are left open to interpretation so that property owners may have a wide array of choices. He is trying to determine if it is worth their time to do submit a revised proposal to the ARB. He asked me to follow up with you to see if in your experience that material could be approved. If you know that standing seam would not be approved, then they will most likely leave the roof selection as it is currently approved. Do you have design guidelines that we could reference? If you wish to replace the roofing material in kind(the exact same material, brand, and color)then you will not need ARB review—just the building permit. If, however, you wish to change the material, brand, and/or color you will need ARB review. For this, you would be applying for a County-wide Certificate of Appropriateness, category: Building permits in which the proposed change occupies 50% or less of the altered elevation. The ARB application can be found here, while the criteria for Building permits in which the proposed change occupies 50%or less of the altered elevation can be found here. I cannot quite tell by the photos you included alone, without manufacturer's specifications delineating the brand and material, but are you suggesting the applicant wishes to replace real cedar shake shingles with a plastic material?That is not approvable; the plastic shingles do not have an appropriate appearance for the Entrance Corridor. I know that this has been approved through ARB, so I wanted to find out with you if there are design guidelines that would show other options for materials, or if they will be required to build per our plans to the roof we have specified.
