My comments on the ARB submittal and LOR are listed below. 1. The lighting plan shows excessive lighting levels in several locations near the building. Illumination at the ground should not exceed 20 fc. Please revise the lighting plan accordingly. 2. Add the standard lighting note to the plan: "Each outdoor luminaire equipped with a lamp that emits 3,000 or more initial lumens shall be a full cutoff luminaire and shall be arranged or shielded to reflect light away from adjoining residential districts and away from adjacent roads.The spillover of lighting from luminaires onto public roads and property in residential or rural areas zoning districts shall not exceed one half footcandle." 3. Please double-check and confirm the lack of visibility of rooftop equipment from the far side of the Hydraulic/Whitewood intersection. Please submit one copy of revised drawings addressing these comments,together with the attached resubmittal form and a memo indicating how each comment has been addressed. Pantops Master Plan: Overview The ARB received staff's overview of the Pantops Master Plan update process and expressed interest in receiving updates on master planning efforts where Entrance Corridors are included. c. ARB-2018-126: Plaza 285:Visibility of rooftop equipment It was the consensus of the ARB that the screening is required if the rooftop equipment is visible, but the color should be a dark gray for greater coordination with the building colors. d. ARB-2018-97: Hansen Road Church: Metal panel It was the consensus of the ARB that the metal panel was acceptable in the "midnight bronze" color. e. Response: Recessed can lights under each canopy have been reduced from two to one. The lighting plan has been revised to show illumination levels at the ground do not exceed 20 fc. 2. Response: From our renderings and perspective modeling, we do not anticipate visibility of the HVAC rooftop equipment. However, the following note has been added to the sheet A1.3 Mechanical. See 4/A 1.3 for views of proposed perspectives and screening. Reponse: The material to be used to white wash the brick has been provided, as have the paint selections for the two stucco bump out colors. b. Indicate the location of mechanical equipment and show how visibility will be eliminated from the EC street. Response: See sheet A1.3 for diagrams and perspectives on where the mechanical equipment is located on the roof and how it will be screened by adjacent parapet walls. c. Provide details on all new lighting for review. Response: A photometric plan for new building lights and associated cut sheets have been provid- ed in the Letter of Revision. d. Confirm that all landscaping shown on the approved site plan is present on site. If trees or shrubs are missing, they will need to be replaced, or proposed revisions will need to be included in a site plan amendment. Reponse: All missing or damaged landscape will be replaced per the previously approved Land- scape Plan, dated 04/29/1983.See note 3, Cl 0 on the Letter of Revision drawing set. e. A site plan amendment (Letter of Revision) is required for all changes proposed to site elements, including but not limited to lighting, landscaping, sidewalks, ramps, etc. Reponse: Acknowlegged. A Letter of Revision has been submitted that addresses all proposed changes to site elements. f. Include the Standard health plant note on the site plan. We have advised the property owner to replace(in kind)any landscaping features that are missing. We have also added note 3, C1.0. e.
