The sign is illustrated below and in the attachments.The proposed location is the Toys-R-Us building at Branchlands. The design does not meet the EC Guidelines in terms of: 1. sign type (3D die cut plastic instead of individual letters), 2. number of colors (5 instead of 3), 3. use of overly intense colors (fluorescent orange and yellow), and 4. size (12 sf over the max allowed; zoning will require that the size be reduced). Factors to be considered: a. The sign is not illuminated. b. The building is approximately 400' from the EC.The view of the building is currently partially blocked be trees. (The view will open up as Halloween approaches.) c. The business will operate beginning tomorrow through the week after Halloween. (A temporary sign permit is not available for this sign: the max sign area for a temp sign is 24 sf.) That will reduce the sign to a 4x20 as opposed to 4x28 and the square footage from 112 to 80. 2) On the spec sheet I submitted there are only 3 colors (other than white) proposed. Orange, Yellow and Black. And with the "Reaper" removed there will be no white. 3) The colors on the proposed sign are the only colors we use. They are the same colors we have always used in Albemarle County. 4) The images you have listed are not actual signs that we carry. I'm attaching a few pictures of store fronts that we currently have this particular sign on; so that you can see what the actual sign would look like as opposed to a rendering. I'm also attaching 2 different ways to market the sign and a spec sheet for the sign as a 4x20. (Zoning may provide additional comments.) The sign type and size are the most important to get right given the proposed location. The sign needs to look like individual letters. You might be able to accomplish this by removing the black borders/backgrounds from the letter portions of the sign, or replacing the black with a color to match the white of the building. Being that we are a temporary/seasonal business everything is "cookie cutter". The sign I proposed is one of the nicer ones. As far as the colors, I do not have any other options on coloring. As far as the placement, I'm 2 attaching another prorosed location that the placement is more central. With this location opening Friday 9/7 I just do not have the option of ordering a banner. I'll be reduced to relying on word of mouth that we are open. We are only here for approximately 45 days, isn't there something that can be done? I will happily pay whatever fees need to be paid to get this done. I know that the proposed sign type is not the preferred one for wall signs in the ECs. Individual letters are preferred. Do you have a standard option for individual letters? There is also a potential issue with the fluorescent colors.There may be other issues. I will try to complete my review by the end of the week and will provide you with a complete list. I see that you removed the "black rectangle" from the image. However, your proposed sign is still not centered in the gable. Is that a graphics error or do you really propose to install the sign lower than center? While I am reviewing the proposal for compliance with EC guidelines, the permit is making its way through the building and zoning reviews. As we discussed yesterday, I encourage you to apply for a temporary sign permit so that you'll have signage while the application for the permanent sign is under review.
