Project Narrative
ARB Review for Micro-Aire
August 20th,2018
The owners of the Micro-Aire business are interested in a building and parking lot expansion project at their
existing facility in Albemarle County,located along Airport Road. This building was originally constructed by
the US Government as a Post Office distribution center. Micro-Aire purchased the property from the USPS
in 2011 and relocated their business to the building. The original site and building,which was built around
1997—2000,did not go through an ARB process,since it was a Government project. Back in 2012,Micro-
Aire pursued a building expansion,but did not proceed with the project,based on business decisions and
projected needs.
The property fronts on Airport Road,which is part of the entrance corridor,and Grand Forks Boulevard,
which is a private road constructed by the USPS for access to the parcel. There is an existing SWM facility at
the corner of Airport Road and Grand Forks Blvd,and an existing berm and screening along much of
Airport Road.
Site Design,Landscaping, & Grading
With the expansion of the building,additional parking will be needed for the development. The owners
would like to increase the parking along the existing travelways,as shown in the attached development plan.
A future parking area is also shown for additional parking with future growth and expansion. The berm
along Airport Road will be maintained in the development and additional screening will be provided along
Airport Road. The original site did not contain much landscaping around the site and within the parking lot.
This proposal will provide landscaping along Grand Forks Blvd,along Airport Road,and within the parking
lot areas. Screening and landscaping will also be incorporated into the site design. The owner would also like
to add some landscaping around the existing SWM facility and screening between the
Buildings &Materials
The owners have recently began working with Design Develop for the building expansion. No building
design or schematics are available at this time. The building design will help create a true entrance into the
building and help bring some Architectural features and elements to an existing building that does not have a
lot of variations to the building. We hope to have some building designs and drawings that can be discussed
in a workshop like manner during our ARB meeting.
Lighting
No additional site lighting is proposed. Some the existing lights will be relocated on the site
