Commonwealth Land Surveying, LLC (melodybahgaol.com) From: Andrew Reitelbach, Senior Planner Division: Planning Date: September 13, 2018 Subject: SUB2018-00140 Daniel and Cristina Prince — BLA Fax 434-972-4126 The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302(A)2.] Please include a scale for the vicinity map located on sheet 1. 2. [14-302(A)3.] Please include the width of the right-of-way for State Route 708 on this plat. Also provide the deed book and page number for the dedication of this right-of-way. 3. [14-302(A)4.] A power line is shown crossing the subject properties. Include a deed book and page number for the easement for this power line, if available. 4. [14-302(A)11.] The plat shows a "subdivision record line" that differs slightly from the line that was produced by a survey of the actual location of the pins. Please provide the deed book and page number for the legal reference for this "subdivision record line." It appears that this line may come from the plat recorded at Deed Book 523, page 160. 5. [14-302(B)5.] In the note on zoning, please include that this property also has the Critical Slopes overlay district. There is a small area of critical slopes on the property. 6. [14-302(B)6.] On sheet 1, in the property owner name and address section at the top of the sheet, the tax map and parcel number is duplicated for both property owners. Please revise to state the correct TMP number for the Gibsons. 7. [14-303(C)] There is no length provided for the front of TMP 114-57A4. Please provide a length for the frontage of this parcel. 8. [14-303(0)] In the signature panel for the Agent of the Board of Supervisors, please include the phrase "Approved for Recordation" above the signature line of the Agent. 9. [14-309, 14-310, 14-416] Please provide information for review by the Health Department. Both of these lots are proposed to be less than five acres in size, so the final plat cannot be approved until the Health Director has approved a soils evaluation report demonstrating that the property has adequate soils for subsurface drainfields for septic systems and private wells. Please submit three copies of a soils evaluation report for these parcels to the County so that these can be forwarded to the Virginia Department of Health for review and approval. 10. [14-312] As these proposed parcels are to be less than five acres in size, please show the location of existing buildings on the plat. From aerial imagery, it appears that there may be a structure or structures existing on TMP 114-57A3 that could be affected by this boundary line adjustment. 11. [14-314] As these proposed parcels are to be less than five acres in size, please identify all interests of Albemarle County in the property, if applicable.
