RE: ARB-2017-129: HTC Hotel
Dear Justin,
I have reviewed the architectural plans with revision date of 10/I/18 and the site plan with revision date of l l/1/18 for the
above -reference project. There are issues that must be resolved prior to issuing a Certificate of Appropriateness.
In reference to Paty Sateraye's letter of August 3, 2018, the following issues are outstanding:
1. Provide an offsite planting easement to meet the EC landscape requirements. Submit the agreements with the
adjoining parcel owners with an official submittal once they become available.
2. The landscaping quantities do not appear to be correct. Ensure that all quantities are shown correctly. There are
43 sweetspire on the plan and 3 8 in the schedule.
In reference to the requirements outlined by the ARB on October 15, 2018, the following issues are outstanding:
3. The architectural elevations show brick added to the sides of the new parking area, and a window in the front
elevation. However, the floor plan shows piers at the first floor — no wall at the sides. Revise the floor plan to be
consistent with the elevations by showing the brick side walI(s) and the added window.
4. The depth of the brick beam does not appear to have changed. Increase the depth of the beam. Provide
information (i.e., a marked -up sketch, etc.) to clarify the change that has been made.
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision dates on each
drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes other than those
requested have been made, identify those changes in the memo also. Highlighting the changes in the drawing with
"clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to ensure proper
tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued. If you have any questions, please do not hesitate to contact me.
