Subject: Review Comments for SDP201800077 (Crozet Park Phase III Athletic Fields — Minor Amendment)
V Review Comment Letter
The above -referenced minor site plan amendment (dated 10/15/2018) has been reviewed by the Planning Services
Division of the Albemarle County Department of Community Development (CDD).
The site plan is not acceptable per applicable Albemarle County Code, and is not approved at this time. The Planner
for CDD will approve the plan referred to above when the following items have been satisfactorily addressed. The
following comments are those that have been identified at this time; additional comments or conditions may be
added or eliminated based on further review. [Comments are preceded by the applicable reference to the Albemarle
County Code Chapter 18 — Zoning Ordinance (Z.O.).]
Albemarle County Planning Services (Planning): Tim Padalino (tpadalino(kalbemarle.org) — Requested Changes
[Z.O. Sections 10.4, 4.10, and 4.17]: Light poles are subject to applicable area and bulk regulations,
including maximum structure height regulations. Maximum structure height is thirty-five (35) feet in
the Rural Areas (RA) zoning district. Therefore, the proposed light poles shown with a height of
seventy (70) feet are not permissible, unless a modification is applied for and granted pursuant to
Division 5 of Z.O. Section 33 (generally) and Z.O. Sections 4.10.3.2(b) and 4.17.5(a)(3) (specifically).
Please submit a Special Exception request to modify the maximum permissible structure height for the
proposed outdoor athletic lighting poles.
2. [Z.O. Sections 4.17.2(a), 4.17.4(a), and 4.17.5(a)(2)1: Luminaires used on outdoor athletic lighting
poles are subject to the full -cutoff requirements specified in Z.O. Section 4.17.4. Therefore, the
proposed luminaires from Musco Lighting are not permissible, unless a modification is applied for and
granted pursuant to Division 5 of Z.O. Section 33 (generally) and Z.O. Section 4.17.5(a)(2)
(specifically). Please submit a Special Exception request to modify or waive the applicable standards
requiring the use of full -cutoff luminaires on the proposed outdoor athletic lighting poles.
