When resubmitting the plans, the private street fee will need to be paid. (Rev. 1) Comment addressed. (Rev. 2) The public street fee was paid with this submittal as opposed to the private street fee. The private street fee will need to be paid with the next submittal ($430 + $100), along with the difference from this submittal ($161). The road plans cannot be approved until all required fees have been paid. (Rev. 3) Comment addressed. 2. Include a copy of the easement or agreement for the offsite work on Pebble Drive. (Rev. 1) Comment not addressed. (Rev. 2) Offsite work removed, comment withdrawn. 3. Show a minimum 10' easement on all yard drain systems. (Rev. 1) Comment addressed. Planning — Tim Padalino 1. Staff acknowledge the draft deed for the non-exclusive "public use access easement" through all private streets in Avinity I and Avinity Estates is under review by the County Attorney's Office. The public use access easement must be established; this can be incorporated into the easement plat (SUB201800142). 2. Please add a note stating "Conc./Brick Patio (Typ.)" (or something similar) to clarify compliance with applicable setback and encroachment requirements, consistent with how this issue was resolved for the final site plan SDP201800035. On Sheets 4A, 5A, and 8, there is a note on the eastern property line abutting the EC: "Future sewer extension for Springhill Village (by others) easement reserved with this plan." Provide the extent of the sanitary sewer extension on Sheets 4A, 5A, 13 and 19 inclusive of its easement. Show how the existing treeline on the eastern property line abutting the EC will be retained vis-a-vis the proposed expanded sanitary sewer line and its easement area."
