The County of Albemarle Planning Division will grant or recommend approval of the Drainage Easement
referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-301(D) & 14-302 (113)(1)] Approximate North; General Information. Add a north arrow to the plat.
[14-302(A)(5), 14-303(L) & 14-304] Public Easements; Public utility, drainage and sight distance
easements; Identification of all interests of the County in property. Address the following:
a) The deed book and page number for the existing drainage eamsent specified on the plat (DB 4673
PG 321) appears to be incorrect. Revise this information to include the recorded version of the plat
approved with SUB2017-147 since that is the easement that is being vacated.
b) Include the deed book and page number for the existing easements in the labels for the two
sections of drainage easement to be vacated.
c) The vacation and relocation of the drainage easement in the bottom right corner of the plat has not
been represented on the LOR that is awaiting approval. This appears to be a new change that will
have to be added to the LOR prior to LOR approval.
3. [14-302(A)(15) & 14-303(0)] Identification of all owners and certain interest holders; Signature Panels.
Address the following:
a) Revise the cover sheet of the plat such that the owner of the plat, not just the manager, is specified
in the signature panel. On the previously approved Stormwater Management, Forest & Open
Space easement plat "FOR SHEEFLEE, L.L.C.:" was included directly above the signature line.
b) Include the address of the owner of record on the plat.
4. [14-302(B)(9)] Flood plain. Revise the plat to shown the flood hazard areas and label those areas.
There is both Zone "A" & "X" within this area of the property.
5. [14-302(B)(10)] Stream Buffer. Revise the parcel to address the following:
a) Show the stream buffer.
b) Include the note that states, "The stream buffers(s) shown heron shall be managed in accordance
with the Albemarle County Water Protection Ordinance."
6. [Comment] As noted above, one area of easement to be vacated and relocated is not shown on the
LOR that is awaiting approval. Revise the LOR, and update the revision date on the exhibits, to reflect
the changes shown on this proposed plat. In revising the LOR ensure that all revision clouds, revision
cloud numbering, and revision cloud lists are updated accordingly.
