Please revise the plat title to something like "Brookhill Block 8A Greenspace Parcel Two -Lot Division." 2. [14-302 (A)(4)] Please address the following related to existing private easements: a. Show all existing private easements on Sheets V2 and V3. This includes the proposed private easements shown on SUB201800187 that are not yet recorded. Included the recorded instrument deed book and page for both the plats and associated deeds in the easement labels once SUB201800187 is recorded. b. If easements won't be shown on V2 and V3, add a note to Sheet V 1 stating that TMP 46-19A and the proposed 10.615 acre greenspace parcel are subject to existing private easements not shown on the plat. Include the recorded instrument deed book and page number for all recorded plats and associated private easement deeds. c. This comment cannot be addressed until the easement plat currently under review, SUB201800187, is approved and recorded. [14-302 (A)(5)] Please address the following related to existing public easements: a. Show all existing public easements on Sheets V2 and V3. This includes the proposed public easements shown on SUB201800187 that are not yet recorded. [14-302 (A)(5) and 14-303 (L)] On Sheets V2 and V3, please show and label the following public easements and land reserved for future dedication to public use upon demand by the County: a. Archer Avenue and Stella Lane ROW reservation as recorded in DB 5107, page 149. b. The Polo Grounds reserved right of way, per SUB201800187 (still under review). Once SUB201800187 is recorded, add the deed book and page number of the recorded instrument to the reservation area label. c. The public stormwater and drainage easements proposed by SUB201800187 (still under review) can either be shown and labeled on Sheets V2 and V3, or the requested note (see Comment 3) can just state the recorded instrument deed book and page as a note on Sheet V 1 for these easements and their deeds. 5. 114-302 (A)(11)] Please revise the statement of title on Sheet V 1 so that it references DB 5107, page 148. a. Once SUB201800187 is recorded, add the recorded instrument number to the statement of title for the plat and all associated easement deeds. 6. [14-302 A)(11)] On Sheets V2 and V3, please revise the parcel labels so that they include the recorded instrument deed book and page number for the most recent plats and all other deeds of easements for all of the visible parcels. 7. [14-302 (13)(1)] Please add a date of last revision to each sheet. 8. [14-302 (13)(5)] Please revise note 5 on Sheet VI so that it states "Revised TMP 46-19A is zoned..." a. Please verify that the revised TMP 46-19A will still be within the Preserved Steep Slopes Overlay District. Per GIS, it appears that the revised parcel may only contain Managed Steep Slopes Overlay District. 9. [14-303 (A] Please revise the statement to consent of division on Sheet V 1. It should describe the new parcel (greenspace parcel). 10. [14-303 (D)] The Area Summary on V 1 is incorrect. TMP 46-19A measures 18.354 acres, not 15.898 acres. Please revise the acreage calculation, and revise the labels on Sheet V3 if the residue acreage of TMP 46- 19A and the new greenspace parcel change. 11. [14-302 (A)(5)] Please show and label all existing ACSA easements. a. If existing ACSA easements won't be drawn on the plat, add a note to Sheet VI stating the recorded instrument number for the plats that created any existing ACSA easements. This comment cannot be addressed until SUB201800187 is approved and recorded.
