Incidentally,the County Tracker lists that the last comments were distributed on April 24, 2018. If there are no further comments and every item has been addressed adequately, may we proceed with signature sets? July 9, 2018 Will Cockrell 401 McIntire ad,North Wing Charlottesviltill 22902 RE: SUB201800064 Will, Per your comments dated on the instance of June 19, 2018, I offer the following responses: Sec. 14-302A - Existing or Platted Streets: Please show Addle Hill Drive on the applicable sheets. • Addle Hill Drive is shown on all of the applicable sheets. - Private Easements: (Question)Are Guildford Place and Avondale Lane public or private? • Guilford Place and Avondale Lane are both Private and noted on the plat as such. Sec. 14-302B - General Information: Please provide north arrows for sheets 9—14. • The north arrow is added to Sheets 9-14. - General Information: The Table of Contents does not appear to match the sheets provided. Please update. • The Table of Contents has been revised to properly reflect the sheets. - Yards: On the first set of setbacks, is this intended to include non-residential (as is listed) or is this for single residential lots?Double check the setback requires from page 18 of the Old Trail Master Plan. • The setback note has been revised to match the site plan. - Stream Buffers: On the online GIS, the stream buffer appears to reach Golf Drive. On page 2, there does not appear to be a buffer shown in this area,for the northern branch of the creek. Please check loor? kid • The stream buffer was shown on the original submission and has been revised to reflect the buffer shown on the site plan. Sec. 14-303 - Acreage of Lots: In the Area Tabulations on the cover sheet, check the calculations. The total appears to be 0. • The 0 AC Total shown on the Cover Sheet of the plat denotes that there is no remaining area left from this subdivision of TMP 055E0-01-22-00000. The note has been revised to state (TMP 055E0-01-22-00000 TOTAL AREA REMAINING) for clarity. - Acreage of Lots: To check acreage and yard requirements, give an indication of what lots are designated for residential(detached, attached, multi family) and non- residential. 1 • The following note: "A TOTAL OF 43 LOTS ARE SHOWN HEREON IN THIS PLAT. OF THE LOTS SHOWN HEREON,LOTS 1-15 ARE DESIGNATED AS TOWNHOME UNITS AND LOTS 16-43 ARE DESIGNATED AS SINGLE FAMILY ATTACHED UNITS," has been added to the Area Tabulation on the Cover Sheet. Master Plan - Page 9, Sidewalks: The Master Plan shows Block 22 with a "G street" layout, requiring 12 foot sidewalks. Verify whether the access easements and layouts are sufficient or whether another street layout applies. • The access easements shown hereon have been reviewed and determined to be adequate for the sidewalks as shown in the site plan. - Page 12, Pocket Park: The master plan calls for a pocket park on Block 22. There are several open space lots on the plat. Please make a note on meeting the pocket park requirement. • A note stating that Open Space 22-6 22-4 is designated as a Pocket Park has been added to the plat. i 4 - Page 11, Block 32 Access: The overall plan shows a pedestrian access to Block 32. Please highlight where this access exists or clarify. • There are two recorded instances of an access easement benefitting Block 32 and shown on the plat. The first easement is a 54' Private Access Easement found on Sheet 6 of the plat(designated as AE-X 54) and is recorded in Deed Book 3924 at Pages 151-156. The second easement is a 10' Landscape and Sidewalk Easement found on Sheets 9 and 10 of plat (designated as LE-X10) recorded in Deed Book 3442 at Pages 188-194. - Page 16, Residential Density: The master plan calls for 50-149 dwelling units for Block 22. Please clarify how many units are designated for this area, according to the plat? 1 i I I 1 I • The number of lots was resolved in the preliminary phase and are listed in the Area Tabulation Table. Other reviews - Fire Rescue: No Objections • Acknowledged. - Engineering: No Objections • Acknowledged. - ARB: No Objections • Acknowledged. - E911: No Objections • Acknowledged. - VDOT.• Requested Changes o Include a note stating that sight distance easements are dedicated to public use and are to be kept clear of visual obstructions, including but not limited to fences, structures and landscaping. • The note has been added to the plat. - RWSA: Pending • RWSA does not maintain any sanitary or water in Block 22. - ACSA: Pending • The ACSA Easement Plat sheets have been revised to match the revised site plan.
