When resubmitting the plans, the private street fee will need to be paid. (Rev. 1) Comment addressed. (Rev. 2) The public street fee was paid with this submittal as opposed to the private street fee. The private street fee will need to be paid with the next submittal ($430 + $100), along with the difference from this submittal ($161). The road plans cannot be approved until all required fees have been paid. (Rev. 3) Comment addressed. 2. Include a copy of the easement or agreement for the offsite work on Pebble Drive. (Rev. 1) Comment not addressed. (Rev. 2) Offsite work removed, comment withdrawn. 3. Show a minimum 10' easement on all yard drain systems. (Rev. 1) Comment addressed. Planning — Tim Padalino 1. Please revise the note on Sheet 3A regarding the access easement, to achieve consistency with the final site plan (SDP201800035) and to comply with ZMA2013-16. This note on the road plans (SUB201800018, dated 11/19) provides DB/PG reference numbers for an exclusive access easement; however, a non-exclusive public use access easement is being established (as required per the terms of approved ZMA2013-16) through the Avinity Estates Final Plat (SUB201800142). Therefore, please revise the note on Sheet 3A to remove the reference to that DB/PG (5105/480-488), and to include reference to a non-exclusive "public use access easement" being created through the Avinity Estates Final Plat "SUB201800142." Engineering Review Comments Page 2 of 2 2. Final Road Plans SUB201800018 (dated 11/19) include a Calculations table for the Landscaping Plan on Sheet 18 which states the "Proposed Planting Canopy Calculations" = 2.387 AC or 103,959 SF. However, the same Calculations table for the Landscaping Plan on Sheet 7 of the Final Site Plan SDP201800035 (dated 9/12) states the "Proposed Planting Canopy Calculations" = 2.38 AC or 105,879 SF. Please explain this discrepancy (final road plans showing 1,920 SF less canopy area on Landscaping Plan / Sheet 18), and revise as may be necessary. 3. Annotation about "Conc./Brick Patio (Typ.)" acknowledged. Thank you for addressing and resolving this previous comment. VDOT, ACSA, Fire Rescue, ARB, and E911 have no objection to the current plans.
