HomeMy WebLinkAboutSUB201800210 Review Comments Final Plat 2018-11-30County of Albemarle Department of Community Development Memorandum To: Andy Graff From: Tori Kanellopoulos- Planner Division: Planning Services Date: November 30, 2018 Subject: SUB201800210 — Revised Lots 22 and 23 Ridgemont — Boundary Line Adjustment The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] If no action is taken within 6 months of receiving these review comments, the application will be deemed withdrawn. 1. [14-302(A)(3)] Existing streets. Include the ROW measurement for State Route 20 on the plat. This may be an exact measurement or "variable ROW". 2. [14-302(A)(9)] Building sites. Include a note on the plat: "Revised TMP 63-45F1 and Revised TMP 63-45F each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." 3. [14-302(A)(10)] Right of further division of proposed lots. Include the following note on the plat: "Revised TMP 63-45F 1 is assigned 5 development rights within its 1980 boundaries and may not be further divided. Revised TMP 63-45F is assigned 5 development rights within its 1980 boundaries and may not be further divided." 4. [14-302(B)(2)] Name of plat preparer. Include a seal with the name of the plat preparer. 5. [14-302(B)(5)] Zoning. Include a note that both TMP 63-45F1 and TMP 63-45F are in the Entrance Corridor Overlay District. 6. [14-302(B)(10)] Stream buffers. Show and label the stream buffer on TMP 63-45F1 (as shown on the County's GIS website) on the plat. Include the following note: "The stream buffer shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance." 7. [14-310 and 14-4161 Health Department Approval. This plat has been transmitted to the Health Department for their review. Please note that if a future or current owner plans to build on TMP 63-45F (Lot 23), approved primary and reserve drainfields would be required. These drainfields are required for each lot individually prior to receiving a building permit.
