Subject: SUB2018-00191 Thomas -Parcels X and Y — BLA
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)3] Please provide the width for U.S. Route 250 at this location.
2. [14-302(A)4; 14-302(A)61 Indicate whether "Home Port Lane" is a private street, a shared
driveway, or some other type of right-of-way. Provide the dimensions, along with the deed
book and page number, of the easement or right-of-way for Home Port Lane.
3. [14-302(A)9] There need to be building sites on each of the proposed parcels in accordance
with Section 14-302(A)9 of the subdivision ordinance. Please indicate whether there are
building sites on each of the proposed lots. Although the exact building sites do not need to be
shown on the plat, the following note must be added to the plat (the language can be adjusted
slightly to match the specifics of this plat):
"Parcel [letter or number] and the residue of Tax Map/Parcel [numbers] each contains a
building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance."
4. [14-302(A)10] The plat must contain a note indicating the right of further division of the
proposed lots. The following note must also be on the plat (the language can be adjusted
slightly to match the specifics of this plat as a boundary line adjustment):
"Parcel [letter or number] is assigned [number] development rights and may/may not be further
divided and when further divided these rights shall not comprise more than [number] acres. The
residue of Tax Map/Parcel [numbers] is retaining [number] development rights and when
further divided it shall not consist of more than [number] acres."
5. [14-302(A)15] Please provide the names and addresses of each owner of record of each of the
two properties involved in this boundary line adjustment.
6. [14-302(B)2] Please add the individual name and seal of the plat preparer.
7. [14-302(B)5] Include a note that states these subject parcels are located within the EC,
Entrance Corridor Overlay District.
8. [14-302(B)7] Include a note stating whether these parcels are within an agricultural -forestal
district.
In addition, include a note that states these two parcels are located within the Lickinghole
Creek and Lower Mechums River water supply watersheds.
9. [14-302(B)10] Show the stream buffer that is present on the property. Also include the
following note: "The stream buffer(s) shown hereon shall be managed in accordance with the
Albemarle County Water Protection Ordinance."
10. [14-309, 14-310, 14-4161 As each of the lots in this proposed boundary line adjustment is under
five acres in size, please provide information for review by the Health Department, in
accordance with sections 14-309, 14-310, and 14-416 of the Albemarle County subdivision
ordinance. The final plat cannot be approved until the Health Director has approved soils
evaluation reports demonstrating that the properties have adequate soils for subsurface
drainfields and reserve drainfields for septic systems and for private wells. Please submit three
copies of a soils evaluation report for each parcel involved in the subdivision to the County so
that these can be forwarded to the Virginia Department of Health for review and approval. For
