Subject: SUB2018-00170 Walker Heirs — BLA
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)3.; 14-302(A)6.] Please include the width of the ingress/egress easement that
provides access for TMP 34-69 and label it as private or public. Also, if this road has a name,
provide it as well. Comment addressed.
2. [14-302(A)9.] There need to be building sites on each of the proposed parcels in accordance
with Section 14-302(A)9 of the subdivision ordinance. Please indicate whether there are
building sites on each of the proposed lots. Although the exact building sites do not need to be
shown on the plat, the following note must be added to the plat: "Parcel [letter or number] and
the residue of Tax Map/Parcel [numbers] each contains a building site that complies with
section 4.2.1 of the Albemarle County Zoning Ordinance." Revise note #9 to state the
following, as I believe this wording would make it clearer and include all the information this
note should contain: "Revised T.M. 34 — P. 67 and Revised T.M. 34 — P. 69 each contains a
building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance."
3. [14-302(A)15.] Please provide the names and addresses of each owner of record of each of the
iwu properties involved in this boundary line adjustment. Include the owner of record for parcel
34-69 in note #10.
4. [14-302(B)2.] Please add the individual name and seal of the plat preparer. Please ensure these
items are on the final version of the plat.
5. [14-302(B)10.] According to the County's GIS information, there is a water protection
ordinance stream buffer that crosses TMP 34-69 from parcel 67 northeast and north all the way
into parcel 68, roughly at the bottom middle of the parcel, with the stream flowing into the
pond that is shown on the plat. Please show this WPO buffer on the plat. Comment addressed.
