The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)10.] Please clarify the Albemarle County notes on development rights, as these are
discussed in two different areas. The language in section 14-302(A)10 should be used, though it
may be changed to fit the specific circumstances of this plat. Also, in the note on development
rights under "Albemarle County Notes," please revise as "Parcel X" is not being assigned any
development rights by this plat. It cannot be assigned any development rights as the portion of
the proposed parcel within Albemarle County is not large enough.
2. [14-302(B)5.] Include that this property is also along a designated Scenic Byway.
3. [14-302(B)7.] Revise the watershed note to state that this property is not within a water -supply
watershed, as the Middle Rivanna River watershed is not a water -supply watershed.

Dear Mr. Reitelbach:
The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section has reviewed the TMP#106-13-Pennwood Farm-BLA Plat, dated August 29, 2018 as
submitted by Roudabush, Gale & Associates, Inc., and find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434)
422-9399 for information pertaining to this process. If you have further questions, please contact
