Subject: SUB2018-209- Keswick Laundry Area- BLA
The Planner for the Planning Services Division of the Albemarle County Department Community
Development will recommend approve the plan referred to above when the following items
have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based
on further review.) [Each comment is preceded by the applicable reference to the Albemarle
County Code.]
Comments:
1. [14-302(B)(5); Section 10 Rural Areas] Revised TMP 80-11B does not meet the minimum
lot acreage for rural area zoning. Revise so the parcel is a minimum of 2 acres.
2. [14-302(A)] Revise the name of the subdivision to include the parcel numbers. For
example "Boundary line adjustment between TMP80-11B and TMP80-8Z"
3. [14-302(A)(9)] For TMP80-11B provide the building site notation required under the
ordinance.
9. Euildia?g sites on proposed fors_ The location. area and dimensions of a
building site on each proposed lot complying i nth the requirements of section 18-4 The plat shall also
contain the following note: `-Parcel [letter or number] and the residue of Tax Niap-Parr.el [numbers] each
contain a building site that complies W-nth section 4.11 of the Albemarle Count-v Zoning Ordinance."
4. [14-302(A)(10)] Provide the notation for the right for further division on the plat for
TMP80-11B as required under the ordinance.

the subdivider_ into which each proposed lot may be further divided by right pursuant to section 18-10.3. L
if applicable_ The plat shall also contain the following note- `Parcel [letter or number] is assigned
[number] development riAts and may.: mad- not be further divided and when further divided these rights
shall not comprise more than [munber] acres. The residue of Tax Map Parcel [numbers] is retaining
[number] development rights and when further divided it shall not consist of more than [number] acres_
Development rights need not be assigned to a special lot"
5. [14-302(B)(5)] Provide the SP number on the plat with the zoning information for
TMP80-8Z, as it is part of the zoning of the property. (SP2018-001)
6. [14-303 (D)] The County GIS has different acreage for TMP 80-8Z than what is noted on
the plat. Please confirm the acreages. In addition the BLA that was submitted under a
separate application (SUB2018-216) includes a change to TMP 80-8Z that needs to be
coordinated with this plat. Which plat will be recorded first? The acreages need to
reflect the proper changes at the time of recordation. Please indicate which plat will be
recorded first and then include the correct acreage between the plats.
7. [14-303 (0)] Provide a signature panel for the Agent for the Board of Supervisors for the
County to sign the plat.
8. [14-309 and 14-310] Soils information is required for any lot less than 5 acres for review
and approval by the Health Department. Provide soils information in accordance with
the ordinance.
Sec. 14-309 Soil evaluations.
The subdivider shall subirut to the anent with each final plat the results of percolation tests or other
methods of soil evaluation used to detertrine the suitability of the soil for subsurface drain:fields. if
conventional onsite sewage systems are proposed to be used in the development of the subdivision. and the
results are requested by the agent. These results shall be forti arded by the agent to the health director.
