The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)10.] Please include a note that specifies the number of development rights that may
be available for each of the three parcels involved in this boundary line adjustment.
2. [14-302(A)15.] Include the names and addresses of each owner of record for each of the three
parcels involved in this boundary line adjustment.
3. [14-302(B)5.] In addition to the zoning classification of these properties as RA, Rural Areas,
state on the plat any zoning overlay districts, proffers, special use permits, and variances that
are applicable to these properties, including the Entrance Corridor, Scenic Byways, and Critical
Slopes overlay districts.
4. [14-302(B)7.] Revise note #9 to also include the Lickinghole Creek water supply watershed.
5. [14-303(E)] On both sheets 2 and 3 of the plat, there are curves along Brownsville Road
labelled as "C 1" and "C2"; however, there is no additional information provided for those
curves, including the length of C2 or any curvilinear data for either. Please provide this
information on the plat.
6. [14-303(0)] There appears to be multiple owners of these three parcels. Please be sure to
include signature panels for all owners of the three parcels.
7. [14-303(Q)] Please remove note #11 from this plat, as according to the County's GIS
information, neither public water nor public sewer is available to these properties, as they are
not within the Albemarle County Service Authority's jurisdictional area.
8. [14-309, 14-310, 14-4161 Please provide information for review by the Health Department. All
three of these lots are proposed to be less than five acres in size, so the final plat cannot be
approved until the Health Director has approved a soils evaluation report demonstrating that the
property has adequate soils for subsurface drainfields for septic systems and private wells.
Please submit three copies of a soils evaluation report for these parcels to the County so that
these can be forwarded to the Virginia Department of Health for review and approval.
9. [14-3121 As these proposed parcels are to be less than five acres in size, please show the
location of existing buildings on the plat. From aerial imagery, it appears that there may be a
structure near the proposed new boundary between TMP 56-32B and TMP56-30. Please be
reminded that all setbacks must be met.
10. [14-3141 As these proposed parcels are to be less than five acres in size, please identify all
interests of Albemarle County in the property, if applicable.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section has reviewed the Tax Map# 56-30, 56-31 and 56-32B-BLA Plat, July 23, 20 18 as
submitted by Roudabush, Gale & Associates, and find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434)
422-9399 for information pertaining to this process.
