The LOR can only be approved after SUB201800131 (Easement/Special LotBLA). Also, as shown in the SUB comments, the LOR and SUB will need to match (e.g. there was a difference in Build To Lines). RESPONSE: The plat and the LOR have been updated to match. 2. There is a proposed landscape easement shown on Lot #259 (Single -Family Detached). I do not believe this easement has been previously platted/approved. Therefore, either a new easement plat for that proposed landscape easement is needed, or that tree can be moved into the ROW (if it's a sight distance issue, maybe it can be moved in front of a different lot, which would not change the tree count). RESPONSE: The landscape easement has been shown on the subdivision plat. We thank you for taking the time to review these plans and trust the above adequately addresses your comments. However, please let me know if you have any questions or require additional information. [Comment] Revise the Proposed Use: information on sheet 2 (Sli to be current. Qa does r)ot appear to have been updated for all unit changes requested. 3. [Comment] Confirm that all units revised in Block 3 will remain ADU units. 4. [Comment] Not all changes shown on the LOR revised site plan sheets are listed in the request letter or the "Letter of Revision to SDP201400075" description on the coversheet. Examples are the changes to the water, sewer, storm & easements that will be required either for the change in units or for other reasons not obvious (see Engineering and ACSA comments on stormwater and a storm pipe clouded in Block 3). Revise the submission in order to address this issue. Also, if a description is included on a provided LOR coversheet it is suggested that it be provide in a bulleted or numbered format for clarity. S. [Comment] When revising the LOR change description on the coversheet ensrire that two typographical errors are corrected. They are: + "Letter or Revision to SDP201400075" should be "Letter of Revision to .SDP201400075". o "Board os Supervisors" should be "Board of Supervisors" 6. [Comment] For changes specified, and shown, in this LOR ensure the correct sheets are included in the set that address those changes. 7. [Comment] Ensure that there are reviSiMl clouds shown around all changes specific to this LOR #1, 8. [Comment] Revise the Impervious calculation to address the changes with this LOR. The footprint of the buildings in Block 3 have increased. 9. [Comment] Revise the parking calculations to address the changes in the unit types, parking required, and parking provided_ 10. .[Comment] Revise the site plan to clearly label and shove garages for the units being revised in Block 3, if they are to be provided, and ensure the parking spaces are sufficient dimensions for the number of spaces "provided" in the calculation. 11. [Comment] if insufficient parking spaces, with garages and surface spaces, are not provided on lot, for the towAhomes for the Block 3 revisions, then specify how and where the remaining requires spaces will be pl et. 12. (Commant] Revise the buildings for the changes to the units in Block 3 so that the rectangles attached to the bark of the units are clearly shown and labeled. It is unknown what these rectangles represent and therefore review for setback and depths of parking spaces are not possible. 13. [Commant] Provide the landscape sheets for the areas of change in bath Black 1 & Block 3. Eether show That previously proposed tree locations are still feasible or provide new locations. Also, ensure that the landscape easement, along the road in the front of the Block 3 units, does not need to be revised. It if needs to be revised a revision to the easement plat will be required. if a revision to the easement is required that revision, and any deeds assnclated, will have to be submitted separately, review, approved and recorded prior to this LOR approval. 14. [Comment] A revision to the ACSA easements appears to be required (see the ACSA comment). The easement plat must be submitted separately, review, approved and recorded prior to this LOR approval. .,. [Comment] There appears to be linework, in the front yards of all units, that was not shown on the approved site plan. Either remove the linework, if it is not meant to be there, or clearly label the proposed revision to the plan and include it ir, the list of requested changes s`or the LOR. 16. [Comment] The Build to Line for "Block J" is 17.75' (see sheet SPSA). Revise the LOR exhibit to show the correct Build-to-line (BTL) for "Block J" or include a change in the BTL for "Block J" in the LOR as a requested item with it being clouded and in the list. If this change is requested sheet SP5A must be part of the LOR submission. 17, [Comment] Revise the placement of the buildings for Lots 222-225 so that they meet the Build -to -Line requirement, either as approved or as requested (see comment above). Please note that because of Notes #1 & 2, under Table 10, the porches do not count towards meeting the BTL requirement. 18. [Comment] The maximum lot width for a Townhome is 35'. The corner Lots 222 & 215 exceed this maximum. Revise the LOR exhibit such that the townhomes no longer exceed the maximum. If necessary provide, or increase the size of the, open space in order to stay within the required range. 19. [Comment] Attached see comments from ACSA & engineering. The outstanding comments from ACSA and planning must be successfully addressed prior to the LOR's approval. The LOR can only be approved after SUB201800131 (Easement/Special Lot/BLA). Also, as shown in the SUB comments, the LOR and SUB will need to match (e.g. there was a difference in Build To Lines). Please contact Tori Kanellopoulos in the Planning Division at vkanellopoulos(aalbemarle.org or 434-296-5832 ext. 3270 for further information. Clarify if the changes in the "Proposed Use:" calculation are the inaccuracies specified in the Letter of Revision Change list. If so, specify it in the requested changes list as being for the "Proposed Use calculations". If the inaccuracies are for other portions of the calculations also specify each of them, but category as labeled on Sheet SP2, or other sheet if necessary. 3.
