2. This plat is based on a current field survey.
3. This survey has been prepared without the benefit of a current title report and therefore does not
necessarily indicate all encumbrances on the property. Utilities and easements not shown may exist.
4. Property Zoning: RA, Setback requirements = Front (existing public roads) - 75', Front (internal public or
private roads) - 25', Side - 25', Rear - 35'
5. Parcel Z is assigned one development right and may not be further divided. Revised Parcel TMP 85-24B is
retaining five development rights and may be further divided. Three development rights are assigned to the
30.35 acres within TMP 85-24C. Two development rights are assigned to the 20.85 acres within TMP 85-24B.

Albemarle County Code. If any lot created by the recordation of this plat is conveyed back to the
grantor during the (4) year period, it shall be recombined with the parent parcel within (6) months
after such conveyance.
12. The streets in this subdivision may not meet the standards for acceptance into the secondary system
of highways and will not be maintained by the Virginia Department of Transportation or the County of
Albemarle.
13. The proposed primary and reserve drainfreld located on Parcel Z, has been located and determined
suitable for installation of a conventional septic system, by Gooch Engineering and Testing, Inc.,
date February 2, 2013.
14. The existing and/or proposed right-of-way/easement is of adequate width and horizontal and vertical
alignment to accomodate a travelway passable by ordinary passenger vehicles in all but extreme weather
conditions, together with area adequate for maintenance of the travelway, as required by Section 14-412
of the Albemarle County Code.
