The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-301 C.] Revise the page numbers in the bottom right corner of the plat. The plat says there
are two sheets; however, it appears the plat is only one sheet.
2. [14-302(A)4; 14-302(A)51 Show all existing and proposed easements on the plat, including
location, dimensions, easement holder, and deed book and page number. It appears there are
drainage/utility easements across both existing parcels, as well as a conservation easement
along the Rivanna River shoreline.
3. [14-302(A)10] Provide a note on the plat stating the number of development rights each of the
two existing parcels has, as well as how those development rights are being re -assigned with
the creation of the new parcel: "Parcel [letter or number] is assigned [number] development
rights and may/may not be further divided and when further divided these rights shall not
comprise more than [number] acres. The residue of Tax Map/Parcel [numbers] is retaining
[number] development rights and when further divided it shall not consist of more than
[number] acres." The language of this note may change slightly depending on the specific
circumstances of this plat.
4. [14-302(A)15] Please provide the name and address of the holder of the conservation easement
on this property.
5. [14-302(B)1] Please provide a graphic scale on the plat.
6. [14-302(B)5] Include in note 9 that this property is also in the Flood Hazard Overlay District.
7. [14-302(B)8] Revise note 10 to include both front setback requirements for the RA zoning
district, including 75' for existing public roads, and 25' for internal public or private roads.
8. [14-302(B)9] Please show on the plat the location of the Flood Hazard Overlay District on
these properties.
9. [14-302(B)10] Show the location of the 100' stream buffer(s) required on these properties. Also
include the following note: "The stream buffer(s) shown hereon shall be managed in
accordance with the Albemarle County Water Protection Ordinance."
10. [14-303 D.] Please address the discrepancy in the acreage of the proposed lots. The Area
Calculations table has new TMP 20-6X listed as 21.000 acres; however, the label on the
surveyed parcel states that the size is 20.999 acres. These two notes should match. In addition,
please be advised that if the lot remains under 21 acres in size, development rights on the
property may be affected, and a Tier 2 Groundwater Review, with a fee of $355.00, will be
required.
11. [14-303 L.] Please include on this plat the drainage/utility easements that are shown on these
properties on previous plats.
12. [14-308.1] If the acreage of new TMP 20-6X remains at 20.999 acres, below the required 21
acres, a Tier 2 Groundwater Review will need to be conducted by the County. This Review has
a fee of $355, which can be paid at the front counter of the Department of Community
Development.
13. [14-309, 14-310, 14-4161 Please provide information for review by the Health Department. The
final plat cannot be approved until the Health Director has approved soils evaluation reports
demonstrating that the properties have adequate soils for subsurface drainfields for septic
systems and private wells. Please submit three copies of a soils evaluation report for each
parcel involved in the subdivision to the County so that these can be forwarded to the Virginia
Department of Health for review and approval.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced as submitted by, Roundabush, Gale &
Associates, Inc., dated September 29, 20I8, and find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434) 422-9399 for information pertaining to this process. If further information is
