are imposed pursuant to the Albemarle
County Code in effect this date, and are
not restrictive covenants running with the
land and their appearance on this plat is
not intended to impose them as such.
1. Source of title: DB 5002-690,
DB 2415-162
2. The parcels are in Zones X and AE as
shown on F.I.R.M. 51003CO520D.
3. The parcels are zoned RA.
4. Parcel 27D1 is assigned one Development
Right and may not be further divided. Parcel
27E1 contains 3 Development Rights and
when divided using the development rights,
the 3 parcels may not exceed 25 acres in
aggregate area.
5. The stream buffers shown hereon shall be
managed in' accordance with the Albemarle
County Water Protectior-. Ordinance.
6. The minimum building setbacks are: 75'
from external public road easements, 25'
from internal public/private roads, 25' from
side property lines, and 35' from rear
property Iin.e.
7. There are no known places of burial,
graves, or objects marking a place of burial.
8. Parcel 27D1 and 27E1 each contain a
building site that complies with Section 4.2.1
of the Albemarle County zoning Ordinance.
