"Property"), Owner — Pantops LC, 12704 Crimson Court Suite 101 Henrico, VA 23233
Wendy Haynes:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Highway Commercial (HC). The permitted uses of the Property
are provided in Section 24 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Entrance Corridor Overlay District as
described in Section 30 of the Zoning Ordinance.
• The Property is subject to site plan SDP-291 "Rael Body Shop," approved June 5, 1972,
and site plan amendment SDP-1985-37 "Rael Body Shop Amendment." It is unclear
when SDP-1985-37 was approved. The Property appears to be developed in accord with
these site plans.
• The "Current Use" of an auto sales / towing lot, approved by zoning clearance (CLE-
2016-40) on March 4, 2016, is a by right use of the Property. The approval of this
clearance was conditional on no outside (visible) storage and display of vehicles.
• The Property and Current Use do not violate any existing Zoning Ordinance regulations
and there are no special conditions or time constraints applicable to or imposed on the
Property for the Current Use.
• Any change of use which require site or building modification or additions are required to
comply with the applicable zoning, subdivision, building and water protection laws.
• There are no rezonings of the Property, special use permits, conditional uses, proffers,
or variances associated with the Property and none are pending.
• This office has no record of any outstanding building or zoning violations on file.
