To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Highway Commercial (HC). The permitted uses of the Property
are provided in Section 24 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Entrance Corridor Overlay District as well as
the Airport Impact Area Overlay District as described in Section 30 of the Zoning
Ordinance.
• The pharmacy, drug store use ("Current Use") is a by right use within the HC zoning
district. The drive -through window serving this use is permitted by Special Use Permit
SP-2002-63, approved May 14, 2003.
• There are no additional special use permits, variances, special exceptions, or rezonings
associated with the Property and none are pending.
• The Property is subject to site development plan SDP-2003-50, approved September 18,
2003, as well as minor site development plan amendment SDP-2004-39, approved June
18, 2004, and minor site development plan amendment SDP-2005-16, approved March
7, 2005. The parking requirements of the Zoning Ordinance are reflected on these plans.
The Property appears to be developed in accordance with these plans.
• In the event of casualty, the Project may be rebuilt substantially in its current form upon
the satisfaction of all required building permits and site plans, as applicable.
• There are no outstanding building or zoning violations on file. This office does not keep
track of fire violations. You can reach the County of Albemarle - Fire and Rescue at
(434) 296-5833 to see if they have any fire violations on file.

• Copies of any applicable records, including site plans and certificates of occupancy, may
be obtained via the noted links below or from this office with a request through the
department's Records Manager, Paul Bjornsen, at pbiornsen(a-)-albemarle.org once they
have been approved or issued.
