Mr. Sienda,
I took a look at the boundary line adjustment plat you recorded (attached). The County has not yet approved the BLA
plat and signed off on it. Only the approved and signed plat should be recorded. Will has not yet approved the BLA and
sent comments to your surveyor Mr. Mottley in early May.
Please work with your surveyor, and Will, to have the plat properly approved by the County and then recorded. You will
need to reference the DB 5052 PG275 that was recorded in error I believe.
Once that is taken care of, please provide the recorded plat along with an updated drawing of the proposed location of
the garage/storage building.
have looked at the plans you sent for the building and confirmed that it will comply with height requirements.

desk of Community Development. We distribute plats on the Tuesday after it was submitted and it takes
generally 3 weeks for the first review.

Once the boundary line adjustment plat is approved and recorded, please provide me a copy for the
building permit.
The building plans must be labeled with the height information. Please submit updated plans when you
submit the new plat. The height limit is 24. Here is how we measure height based on roof type:
Building, height of. The vertical distance measured from the level of the curb or the established curb
grade opposite the middle of the front of the structure to the highest point of the roof if a flat roof, to the
deck line of a mansard roof; or the mean height level between the eaves and ridge of a gable, hip or
gambrel roof. For buildings set back from the street line, the height shall be measured from the average
elevation of the ground surface along the front of the building.

I tried calling you and got your voice mail. When you called me back, I couldn't hear the phone. Thanks for your
comments. My surveyor is working on the new survey for the parcel. My storage building is for personal use. Although
are you are probably aware that I'm surrounded by commercial property and uses. My neighbor ran a flooring business
there for 30 yrs and now a contractor rents the building commercially. The Elks Club is commercial 1 special use
permit. The Riverside Village next to me is Commercial too. Almost adjacent to me is a 80' high condo building and RV
plans for more commercial buildings and apartments above them throughout the area. My storage building walls are 20'
high and the roof will be at 30'. I'd appreciate your comments.

Accessory use, building or structure: A subordinate use, building or structure customarily incidental to and located
upon the same lot occupied by the primary use, building, or structure, and located upon land zoned to allow the
primary use, building or structure; provided that a subordinate use, building or structure customarily incidental to a
primary farm use, building or'structure need not be located upon the same lot occupied by the primary farm use,
building, or structure. (Amended 10-9-02, 5-5-10)
One possibility is to hire a land surveyor and submit a boundarV line adjustment to the County to combine the parcels.
Once the plat is reviewed, approved, and recorded, the permit could be issued if it meets all zoning requirements. I am not
one of our staff people that reviews boundary line adjustments, if you have questions about that options I will need to put
you in touch with one of our other planners to see what additional information you need before pursuing this option.
If you pursue the boundary line adjustment and its approved and recorded, I would also need to confirm that the proposed
use of the structure is only for personal use and not a business use. If the intended use is associated with a business, we
would need to discuss whether or not the use would fit as a potential home occupation. Also, the height of the proposed
structure must be labeled on the plans before it could be approved.

found it in County View: SUB201800061 (BLA of 285 Free Bridge Lane). Review Comments were sent on May 2.

• Easements: IF there are any easements associated with utility lines, please list those with deed book numbers.
The utilities on this lot are service lines that do not have associated easements like primary distribution lines.
• Dam break inundation zones: please list, as the property lies in this zone.
On sheet 3 of 3 note #4 was added to include the "Dam Break inundation zone"
Sec. 14-302 (B)
• Zoning: list the existing zoning
"ZONED 111" was added to both tax parcels on Sheet 3 of 3
• Watershed: Identify the Reservoir Watershed for this property
Note # 5 was added on sheet 3 of 3 to include the Watershed.
• Flood plain: your surveying will be more accurate than the County's GIS, but they do not entirely match, in terms
of the location of the flood plain. Please review and confirm the difference.
The limits of the flood plain on County GIS is drawn at a scale that that is not very accurate when overlaid over a small
lot with a lot of vertical relief. Thus we used the elevation given on these same maps and surveyed in the actual location
of this elevation.
