I finished the initial review of the subdivision application submitted by you. I'd like to let you that the
subdivision application can be approved once the following can be done:

1. The new 30' access easement may be approved, and it should meet the standards for private streets serving
two lots [§14-412A]
2. As a result of the previous subdivision of parcel 45, Brocks lane is now serving more than 3 lots (lots 34-
45B, 34-45, 34-45C, 34-46). Therefore, the portion of Brocks Lane from the entrance to Brocks Mill Road to
Parcel 46 should be built to meet the standards for private streets serving three to five lots [§ 14-412(A)(2)].
Please refer to pg. 19 of the Albemarle County Design Standards Manual.
3. The private street maintenance agreement for Brocks Lane should be updated to include all lots served by
this private street. The current agreement only mentions two lots: Parcel 45 and Parcel 46. [§14-317]
