The following is our comment response letter addressing comments received from the Architectural Review Board. Each comment is addressed and responded to as follows: Comment 1: Relegate the fuel pumps and canopy away from the Entrance Corridor. Response 1: Please note during work sessions with the ARB several alternative layouts have been provided. These layouts indicated developmental constraints that ranged from geometrical to operational and more importantly safety related.Given that several attempts at alternatives have been provided indicating that relegating the fuel pumps away from Route 29 is not feasible we respectfully ask that the proposed layout be approved. Comment 2: Illustrate the utility easements on the landscape plan(C-600) and ensure that there are no conflicts between the proposed planting placement and utilities. Response 2: Utility easements are shown, see Sheet C-600. Adjacent developments provide signage and landscaping within these easements through various means. Landscaping within easements will be addressed and coordinated with all applicable utility companies during the Final Site Plan process to ensure there are no conflicts. Comment 3: Reduce the dimensions of the fuel-pump canopy to comply with the Standards for Fuel Pump Canopies as outlined in Appendix B of the EC Design Guidelines. Response 3: The fuel-pump canopy width has been reduced to the 78' dimension meeting requirements outlined in Appendix B of the EC Design Guidelines. The depth of the canopy is proposed at 55' due to operational and safety concerns. Additionally, the height of the canopy has been reduced by using an A-frame structure. Specific detail and renderings will be provided during the ARB work session.
