HomeMy WebLinkAboutSUB201900001 Review Comments Final Plat 2019-01-11County of Albemarle Department of Community Development Memorandum To: Kristopher Winters From: Tori Kanellopoulos- Planner Division: Planning Services Date: January 11, 2019 Subject: SUB201900001 — Glenbrook at Foothills Lots 132-144 — Boundary Line Adjustment The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] If no action is taken within 6 months of receiving these review comments, the application will be deemed withdrawn. 1. [14-302(A)(4)/(5)] Easements. Label all easements as `existing' with their Deed Book and Page Number. Indicate if any easements are proposed and not already existing (if so, an easement plat will be required). 2. [14-302(A)(15)] Identification of all owners. Include all owners' addresses below their signature lines on Sheet 1. 3. [14-302(B)(5)] Zoning. Remove Note 12 on Sheet 1, as none of the parcels affected by this boundary line adjustment are in the Entrance Corridor Overlay. 4. [14-303(C)] Boundary lines. Include the curvilinear data on Sheet 3 as well. 5. [Comment] Include a tabulation of total open space for the development and the change in open space (Open Space D) based on this boundary line adjustment. The change appears to be approximately 0.032 acres. 6. [Comment] Given that the total amount of open space is changing, and that there is an approved site plan, a Letter of Revision (LOR) for the final site plan will be required. There is already a LOR under review by Jeff Baker (Zoning) that was submitted by Scott Collins. This LOR needs to match this plat, which will be recorded first.
