LPDA was specifically asked to look at the trees in terms of canopy size, proximity to building face, and VHDA requirements. Findings from the current requirements and Planting Plan design: • The VHDA requires that the drip line of trees be kept a minimum of 10' from the face of the building. • Because this development is in Albemarle County, if the site is to be developed for residential uses at a gross density of twenty (20) dwelling units per acre or more, the minimum tree canopy is ten (10) percent of the gross site area. • The current proposed tree canopy for the site, as calculated on the Landscape Site Plan dated 3/21/2016, is 123,478 sgft. At 10.4 acres of site, the requirement is 45,262 sqft • There are several tree species on the planting plan that are located within 10-25' of the building face to the center of the tree. These species will achieve canopies larger than 35' in diameter. These include, but are not limited to, Quercus alba (White Oak), Acer rubrum (Red Maple), Acer saccharum (Sugar maple), and Piatanus x acerifolia (London planetree). When LPDA visited the site on April 26, 2017, some areas had already been planted with the species designated in the planting plans. In these cases, it appeared that the large shade trees (species mentioned above) would not conform to the VHDA requirements for minimum canopy distance from building face. It is our conclusion that the 10 foot VHDH requirement, regardless of species selection generally cannot be met and is not practical in this application given the density and layout of typical multifamily projects and the Albemarle County tree canopy requirements. Please note that the time it takes to grow to the full mature canopy varies between species and is highly dependent on soil, rootzone, water and light. Maintenance practices such as fertilization and pruning will also effect the ultimate form and canopy spread of the species. Because of this, in some instances the mature canopy spread may not create conflicts until the end of the apartment complex's life cycle. 1006 E. You mitigate the most problematic areas by replacing larger species with species more appropriate for the space. This will require a site plan amendment and re -calculation of canopy requirements. We suggest that the computations be reviewed to determine if the current plan has excess canopy as believed. We have highlight those areas in the attached plans. Tree substitution recommendations are as follows: LPDA would suggest that the large tree species around buildings 14 and 15 be replaced with columnar trees, such as Acer x freemanii 'Armstrong' (Freeman maple), Quercus roburfastigiata (English Oak), Ginkgo biloba 'Princeton Sentry' (Maidenhair tree), and Carpinus betulus'Fastigiata' (common hornbeam). Other columnar, upright and ovate trees will also suffice. Future planting should also include these fastigiate species in place of the large tree species when located within 25' of the building face. We also suggest you replace the Sugar Maples with a more heat tolerant species. These species are fastigiate species with reduced canopy spread. In many cases, this will still not meet the 10' minimum distance requirement of the VHDA, but it will be a significant improvement and will mitigate the effects of more lateral branched species conflicting with the structure and roof lines. Please note that changing out the large shade tree species to the fastigiate species will reduce the overall tree canopy square footage on the site. A minor site plan amendment will be required which addresses the reduction to the Albemarle County tree canopy requirements. I need 6 numbers on the plan and that's it. This is what I need, though. You're saying the site is 10.4 acres, so can you just clarify what area you're exempting, per 32.7:9.8c? Are you using section e — existing canopy area?
