Virginia, in Deed Book 2692, page 489. TOGETHER WITH an appurtenant non-exclusive
easement for ingress and egress to and from State Route 602 more particularly described in

This policy does not insure against loss or damage by reason of the following:
1. Such state of facts discoverable by an accurate survey and inspection of the premises.
2. Real estate taxes for 2004 and subsequent years, not yet due and payable.
NOTE: The insured property is taxed according to land use and is therefore subject to
rollback taxes.
3. Easements granted Virginia Telephone and Telegraph Company recorded in Deed Book
417, page 561, and Deed Hook 417, page 562.
4. Easements granted Appalachian Electric Power Company recorded in Deed Book 201,
page 574, Deed Book 203, page 16, Deed Book 246, page 17, and Deed Book 292, page
500.
5. Rights of others to use existing roads shown on plat recorded in Deed Book 2692, page
489.
6. 75' front, 25' side, and 35' rear building restriction lines as more particularly described in
