• Who will meet with him?
• He requested response in writing?
• What his options are given the property has valid permits and is not in violation?
1. Address the confusion of a BNB permit and what property owners are calling a "retreat". BNB
allows "retreat" (131\1132017-42). Retreat becomes semantics.
• Application is complete. It was received on 1217117 although form indicates
1213, which must have been when they filled it out. Fee and receipt issued by
Keith Bradshaw.
• Building official and fire marshal have approved application to allow guest
rooms to be located in the farm house
• Waiting on HD approval
• Will need to confirm who resides on the parcel
• Camping and events are not permitted under a BNB permit
• Need zoning administrator clarification on what outside services may be
provided to transient lodging guests
• Have gone over what ag eventslops are allowed with applicant. "arboretum or
forest bathing" are in association with siviculture on the property we've
discussed in A -team as by -right agritourism events
• Agritourism: Any activity carried out at a farm winery, farm brewery, or an agricultural
operation, that allows members of the general public, for recreational, entertainment or
educational purposes, to view or enjoy rural activities, including farming, wineries,
ranching, historical, cultural, harvest -your -own activities, or natural activities and
attractions, regardless of whether or not the participant paid to participate in the
activity. These rural activities also include, but are not limited to, farm tours, tours of an
individual agricultural operation, hayrides, heirloom plant and animal exhibits, crop
mazes, and educational programs, workshops, or demonstrations related to agriculture

2. Voiced concerns over timing of building permits for the remodel of the Farmhouse-(B2017-594)
It is alledged that work started before property owners applied for a building permit. Mr. Fulk
claims invalidity of the permit.
• They obtained a building permit and work has been completed (No CO Required
indicated in CV)
3. Voiced concerns over Farm building permit and what it's used for -Now B2017-1006 SF. Mr. Fulk
claims invalidity of permit. Claims 6 month time frame expired. Clock started at SF permit, no
such clock for FB
• B2017-1006 Issued as FB on 7119117 amended and issued as SF on 1013118
• Lithic construction was fired as GC. Current GC asked last summer (2017) did he need to
amend permit and he was told no. After an onsite visit and discussions with property
owner, asked him to change permit to SF (which he agreed with and was done 10-3-
2018.
4. Descriptions from website (page 8): "outdoor event space, a private guest cottage, rustic
accommodations and two outbuildings, hermitages and geodomes"
• Owners aware of permits for future endeavors are needed
"several Nurses caregivers have benefitted" and open house
• Owners are aware there is no more benefits to others until permit is approved.
• Owners are aware of the need to provide proof of residence for Managers. "no need for
awkward interaction with strangers, AirBNB style" Website updates needed.
Produce, eggs cheese, and honey provided on site.
• HD approval for further uses.
5. Mr. Fulk wants a Visit to his farm to see from his perspective.
• Valid? Or waste of time? He voiced his concerns we turned him down.
6. Concerns about location of new SF and request for setback information to be provided.
• SF is located 400' from Fulk property line (see map below)
• Minimum required setbacks are 25'sides, 35'rear, and 75' front
• He has reviewed the permit information before, including location of the structure. Now
that it is an SF, under Code of Virginia he may not review the plans
7. Mr Fulk has input he's provided for the transient lodging ZTA.
• We can incorporate this into the public input on transient lodging ZTA
