HomeMy WebLinkAboutSUB201900009 Review Comments Final Plat 2019-01-28County of Albemarle Department of Community Development Memorandum To: Craig Kotarski and Joe Medley From: Tori Kanellopoulos- Planner Division: Planning Services Date: January 28, 2019 Subject: SUB201900009 — Southwood Redevelopment — Boundary Line Adjustment The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] If no action is taken within 6 months of receiving these review comments, the application will be deemed withdrawn. 1. [14-302(A)(3)] Existing or platted streets. Include the ROW's for the streets shown in the existing Southwood neighborhood (may be "variable ROW"). Include DB/PG if applicable. 2. [14-302(A)(9)] Building sites. Include the following note in the Notes section: "TMP's 90-1 A, 90-A 1-1 E, and 90-A 1-1 D each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." 3. [14-302(A)(16)] Dam break inundation zones. Include in Note 8 that this is a state dam break inundation zone. 4. [14-302(B)(5)] Zoning classification. Remove Note 7 and include the Entrance Corridor Overlay zoning in the "Zoned" section of each TMP under Note 1. For example: "Zoned: R2 Residential; Entrance Corridor Overlay." 5. [14-303(D)] Acreage. The area tabulation for 90A1-lE should be 23.33, instead of 20.33, based on the County's GIS and as shown in Note 1. 6. [Comment] Show the buildings that are closest to the boundary line adjustment on Pliny Rd and Bitternut Ln. This is to ensure that the BLA will still meet R2 setback requirements.
