RE: ARB-2018-77: Northtown Center Comprehensive Sign Plan and ULC Sign
Dear Nena,
I have reviewed the above -noted sign applications. The following revisions are requested to make the
proposal consistent with the Entrance Corridor Sign Guidelines.
1. Revise the "ARB Comprehensive Sign Review Approved Conditions" document in the following
(see enclosed document for illustration):
a. Add the word "height" to the maximum values in the category "size limitations."
b. Add the word "logo" to the category "graphics details."
c. Add the word "heights" to the maximum values in the category "graphics details."
d. Add a category "Illumination Details" to the table
i. Add and amend the sentence about illumination of graphics to this category:
"Internal illumination of graphics is not approved except for the ULC graphic.
External illumination of graphics is acceptable."
ii. Add the sentence: "internal illumination of channel letters is preferred; external
illumination of channel letters is acceptable."
e. Add the statement to the category "graphics details": "Logo and graphics colors must
comply with criteria 4e and 4f of the Entrance Corridor Sign Guidelines."
2. Revise architectural drawing A1.2 created by Design Develop so that the 18'-0" dimension is
legible.
3. Revise the architectural drawing A1.4 created by Design Develop so that the proposed sign
placement on the end unit is vertically and horizontally centered in the 4-foot sign band area, not
so that the bottom of the proposed sign abuts the tops of the canopy cables.
4. Revise architectural drawing sheet 1 created by Gropen to change the "Donations Center" and
"Goodwill" signs to a generic, non-specific and conceptual name, such as "tenant 1." This
application is not an application for the Goodwill sign, which needs its own application.
5. Revise architectural drawing sheets 1, 8, and 10 created by Gropen to provide Pantone equivalent
numbers for the 3M Cardinal Red and 3M Bristol Blue. Please note that Pantone #485C is a
prohibited red in the Entrance Corridor overlay district. An acceptable substitute is Pantone 187C.
6. Consider revising architectural drawing sheet 1 created by Gropen to move the proposed logo
location in the center bay closer to the proposed sign location, where the cross beam of the porch
meets the central vertical beam.
7. Revise the notes on architectural drawing sheet 1 by Gropen to remove notes two and three.
8. Revise architectural drawing sheets 8 and 9 by Gropen to read "internally illuminated channel
letters" not "front -lit." Note that if you provide exact dimensions of these conceptual signs, those
are the standards that future sign applications for those locations will be held and compared to.
Please respond by email within 15 days of the date of this letter indicating whether you will or will not
proceed with these revisions. Your decision to make the revisions will suspend the 60-day review period
associated with your original submittal. If you choose to complete the revisions, please email the revised
drawings to me. If you choose not to proceed with these revisions, staff will be unable to approve your
application. Failure to respond to this letter shall be presumed to be a request to proceed to action on the
application without further revisions.

Hello Pam and Nena,
Thank you for your email with the attached documents. I am sorry this was not made clear, but we require two
hardcopies of the revised submission for review and approval. That should be two FULL copies of the submission, i.e.,
sheets A1.1., A1.2, A1.3, A1.4, and the Comprehensive Sign Plan.
I had a chance to look over your three -page attachment and I have review comments for you. Before I delineate them, I
want to draw your attention to the three attachments to this email: the first is what you just sent me; the second is a
scan of A1.1 and A1.4 that were previously submitted and displayed at the ARB meeting on 8/6/18; and the third is the
action letter that followed the 8/6/18 ARB meeting, which should be a helpful reference for you as you address the
requested changes made at the meeting by the Board.
Review comments --
1. Letter face color: if, Nena, Goodwill is coming into Building C and they want a blue sign, you will need to add 'blue' as
an approved letter face color to the CSP. Otherwise, blue will not be approvable. Furthermore, the exact shade of blue
(with a Pantone identification number) will be necessary.
2. Please proofread and punctuate the sentences within the CSP:
"black."
Trim cap/return color: delete "To match letter face color" in the beginning of the sentence and capitalize
b. Size limitations: please add a period between the parenthetical remark and "No," which is the start of a
second sentence.
c. Location: delete the first sentence, "On the West & North elevations, within the sign area outlined on the
approved drawings." Please provide the exact wording inclusive of punctuation provided in number 5 of the attached
action letter.
3. You have revised the drawing A1.4 to show the building sign moved so that the bottom is not clear of the cables. This
is not appropriate placement. It does not mirror the placement shown on A1.1, which is a building that is the exact
mirror of this one. So please explain how the sign on the northern end unit of Building B, depicted in A1.1, can be clear
of the cables and be 18' from grade, while the sign on the southern end unit of Building B, depicted on A 1.4. is not clear
of the cables and yet is 18' above grade. If the dimensions and sign placement of the proposed location on the southern
end unit as depicted on A1.4 is 18', then the dimensions on A1.1 are wrong and need to be revised. OR perhaps the sign
placement on the original A1.4 is the proper placement and the dimension given to the left needs revising.
4. Numbers 6, 9, 10, and 16 of the action letter have not been addressed. Address these and submit with a complete
revised submission.
A. Provide a sign drawing for Building C that shows proposed sign placement, size, and type
B. Revise the CSP to include the information requested in items 9, 10, and 16:
i. Size limitations: the size limitations of the letters (15"-18") for building B needs to be included here.
Size limitations for the letters on Building C need to be included here.
iii. Logo graphic details: remove the first phrase "Appropriate letter height for signs on Building B..." and
add to the category size limitations."
iv. Logo graphic details: Add "on Building B" after "not exceed 30 inches".
v. Logo graphic details: provide size limitations (max height) of logos and graphics for buildings A and C.
vi. logo graphic details: provide illumination details for logos/graphics here.
It may behoove you to have a conversation with me in person so that we can go over all of the drawings and all of the
requested changes outlined in the action letter dated 8/10/18, so that your next resubmission completely addresses the
conditions outlined at the 8/6/18 ARB meeting. I am available by appointment most days; let me know what suits you.
